Esperia South stands 28 stories at 4951 Bonita Bay Boulevard. Completed in 2007, it holds 119 residences above two levels of garage parking, with views of the Gulf of Mexico and Estero Bay. Most homes are two- or three-bedroom plans of about 2,100 to 2,730 square feet, and current listings run from roughly $1.05 million to $2.1 million. Esperia was among the later towers built in Bonita Bay, so its finishes are newer than the 1990s buildings nearby, yet most are close to twenty years old. ## Esperia Bathroom Remodel

Esperia's two- and three-bath layouts were finished in the 2007 style: travertine or beige porcelain, tumbled mosaic accents, raised-panel vanities and bronze-toned fixtures. Owners update them in two ways. A refresh keeps the layout and replaces tile, vanity, counters, glass and fixtures. A full remodel also reworks the shower, often removing a tub to create a walk-in shower with a bench and niche. Either way, bathrooms in a 119-unit building benefit from careful scheduling, since many neighbors share the same elevators and halls. Owners in the two-bedroom plans often add a pocket door or barn-style slider to save space.

Building rules at Esperia cover the usual high-rise items: approved contractors with proof of insurance, set work hours, elevator padding and reservations, and debris removal that never uses the trash chute. Changes to drains or anything cut into the concrete need the association's approval and sometimes an engineer's letter. We submit the plans, product sheets and schedule together. ## Esperia Kitchen Remodel

With 2,100 to 2,730 square feet, Esperia residences have kitchens sized for real cooking but not much room to waste. The original cabinetry usually stops short of the ceiling, leaving a dusty soffit or open space above. Running new cabinets to the ceiling, adding a tall pantry wall, and replacing the old granite with quartz or quartzite in a single slab run give the room a cleaner look and more storage. Many owners also lighten the palette to suit the bay views. Pendant lights over the peninsula or island help define the space.

Appliances from 2007 have mostly reached replacement age, which is a good moment to rethink the layout of the work zone. Moving the range to an island is rarely practical in a high-rise because of venting, but the refrigerator, wall oven and microwave drawer can often shift within the existing walls.
