Grey Oaks is a 1,200-acre private gated country club community in central Naples, approximately 3 miles east of the Gulf and 4.5 miles from downtown. Developer Judy Sproul inherited the land from her grandfather Barron Collier and launched the community in 1993 with a clear mandate: build something that leaves a legacy. Today Grey Oaks spans 18 distinct neighborhoods across two sections — the original Grey Oaks (605 single-family + 125 condos) and the Estuary at Grey Oaks (170 single-family estates, no condos).

Of 900 planned homes, approximately 700 are built. The remaining lots are being filled by approved luxury builders — London Bay Homes, CC Devco, Lutgert Companies, Harwick Homes, Borelli Construction, Stock Construction, BCB Homes, and Gulfshore Homes. The Grey Oaks Country Club has been honored as a Platinum Club of America and named a Top 35 Private Country Club, with Sports memberships at $130K and Golf memberships at $375K running a three-year waitlist.

The community is in the final stages of a $26M multi-year renovation, including a new 30,000 sqft Wellness Center. But the kitchens inside individual estate homes are a different story. First-generation Estates homes from 1993–2000 typically have dated mid-1990s layouts: closed-off from the great room, oversized formal dining, and appliance specifications built for 36-inch side-by-sides and single ovens. Second-generation kitchens from 2000–2007 have better flow but are 20+ years old and showing wear on even the best original millwork. For a 1998 Estates home, full reconfig almost always wins on ROI. The mid-1990s closed floor plan — kitchen walled off from great room, formal dining oversized, walk-in pantry undersized — reads dated immediately to 2026 Grey Oaks buyers. A full reconfig with load-bearing wall removal, soffit removal, and 11–12ft ceiling opening returns 68–76% against Grey Oaks comps. A refined refresh returns 45–52% because the dated bones still show.
What’s the right budget if I’m planning to sell in 3 years?
At Grey Oaks’ $4.15M median and a 3-year hold, the Better tier around $410K is the sweet spot for Estates, Mirada, Isla Vista, and Banyan Island homes. Traditions coach homes can land 35–40% lower since floor plans are smaller and the competitive set is narrower. Estuary homes should not go below $600K — the neighborhood sets a bar you cannot safely underspend against.
Can I upgrade to a Sub-Zero 48" in my existing Estates cabinet layout?
In most 1993–2005 Estates homes, yes — but not without work. Original Sub-Zero 36" side-by-sides sat in 36-3/4" openings with framed plywood surrounds. A modern Sub-Zero PRO 48 needs 48-1/8" precise opening, 84"–94" height clearance, and rear ventilation. Plan for custom cabinet rework on both sides of the refrigerator, not just the cabinet above.
