Vizcaya is the villa neighborhood inside Bay Colony at Pelican Bay: 58 detached homes built between 1991 and 1994 along cobblestone streets such as Vizcaya Way and Point Salerno. Five floor plans were offered at construction, and homes run from roughly 2,600 to 6,000 square feet, many on lake or intracoastal water. Owners get the feel of a custom house with exterior maintenance handled for them, and a recent four-bedroom listing was priced near $5.5 million. After three decades, most Vizcaya villas are due for new kitchens and bathrooms. Here is how that work is planned.

## Vizcaya Bathroom Remodel

Thirty-year-old bathrooms show their age in predictable ways: cultured-marble vanity tops, polished brass fixtures, glass-block shower walls and whirlpool tubs that rarely get used. In Vizcaya, the primary bath is usually the first room owners tackle. We often take out the whirlpool for a walk-in shower with a bench and handheld spray, add a freestanding tub only where the room allows, and replace the vanity with a longer double unit with more drawer storage. Guest baths follow, often with tub-to-shower conversions for visiting family. Grab bars that look like towel bars and a comfort-height toilet are common requests from owners planning to stay in the villa for many years.

Because exterior maintenance is shared, anything that touches the outside of a Vizcaya villa, such as a new window size, an exterior vent or a skylight, needs a conversation with the neighborhood association first. Interior work goes through Collier County permitting. Many villas are two stories, so we also check how plumbing for an upstairs bath runs through the floor below, which tells us whether a curbless shower or relocated toilet is practical before we design around it.

## Vizcaya Kitchen Remodel

The five original Vizcaya plans were drawn in the early 1990s, when kitchens were separate rooms with soffits above the cabinets, a peninsula and fluorescent lighting in a dropped box. Removing the soffits alone makes a kitchen feel taller. Owners usually go further: taking out the peninsula for a full island, opening the wall to the family room, and running new cabinetry to the ceiling with lighting built into the shelves and toe kicks. On waterfront lots, we orient the sink or prep zone toward the view. Under-cabinet lighting and a new ceiling plan finish the change from 1990s to current.
