Hurricane Ian came ashore in September 2022 and flooded or destroyed much of Fort Myers Beach. Years later, many owners on Estero Island are still deciding whether to repair, remodel or rebuild, and the kitchen and bathroom are often the rooms that decide the budget. Every choice runs through the Town of Fort Myers Beach and FEMA's substantial-improvement rule, which can require a whole structure to meet current flood standards. This page explains how post-Ian conditions affect kitchen and bathroom work on the island, from ground-level units that were gutted to upper floors that only took wind and water damage.

## Fort Myers Beach Bathroom Remodel

Ground-floor homes and units that took surge water usually lost drywall, cabinets, doors and electrical, and many were stripped to the studs. Rebuilding the bathroom then becomes a full design opportunity: new layout, walk-in shower, vanity and tile. Where the finished floor sits below the base flood elevation, the town's flood rules affect what can go back, and materials that tolerate water, such as porcelain tile, cement board and non-wood vanities, make sense. Upper-floor bathrooms that escaped flooding still often need repairs to leaks and mold. Raised outlets and moisture-tolerant trim are other details worth planning during the rebuild.

The 50% rule is the hinge. Fort Myers Beach counts the cost of all improvements and repairs permitted in the past five years against the structure's value, so Ian repairs already completed may count toward the limit. Structures built before 1984, or to outdated flood maps, are the most likely to be affected. The town recommends contacting Community Development before starting, and we review your post-storm permit history first. That review decides whether a bathroom remodel can proceed as planned or should be phased. Good records of prior work make that review faster.

Bathroom remodels at Fort Myers Beach start from $18,500 per bath.

## Fort Myers Beach Kitchen Remodel

Kitchens tell the same story. A flooded kitchen needs new cabinets, appliances, wiring and often subfloor, while an upper-level kitchen may only need a refresh after the storm. Owners rebuilding from the studs can take the chance to open the kitchen to the living area, add a peninsula and choose cabinet boxes made from moisture-resistant materials. Anyone near the flood line should place outlets and appliance connections thoughtfully and avoid materials that swell or delaminate when wet. Upper floors that only lost power or took roof leaks may just need new appliances, counters and paint.

Insurance and permits often move at different speeds, so sequencing matters. We document the existing conditions with a LiDAR scan, build a photo-real 3D render, and give you a scope with clear line items, which is the kind of detail the town's Repair/Improvement Cost Form calls for. Because contractors on the island must hold a state license, verify that before signing. Once permits are issued, our own crews carry the kitchen through inspections to completion on one schedule. Those line items also help when you discuss the scope with your insurance adjuster.

Kitchen remodels at Fort Myers Beach start from $27,000.
