The short answer
Popcorn ceiling removal means testing the texture for asbestos, wetting and scraping it off, repairing the drywall underneath, skim coating to a smooth finish, then priming and painting. Cost depends mainly on ceiling area and height, whether the texture was painted, what the asbestos test shows, how much drywall repair is needed and how much of the house must be protected. In Southwest Florida homes built before the mid-1980s, test first. The best time to do it is during a larger remodel, before new flooring goes down.

## What Does Removing a Popcorn Ceiling Involve?
Unpainted acoustic texture usually softens with a light water spray and comes off with a wide scraper, which makes the scraping itself the quick part. Painted texture is harder, because the paint keeps water out, and it sometimes has to be scraped dry or covered instead. The slow, skilled part comes next. Removing the texture exposes taped seams, nail pops and patches the popcorn was hiding, and every one of them has to be repaired before a smooth ceiling looks right.

A smooth ceiling is unforgiving. Recessed lights and sunlight raking across it from big sliding doors show every ridge, so we skim coat the whole surface rather than spot-patching, sand it, prime it and finish with a flat ceiling paint. On some ceilings it makes more sense to leave the texture in place and hang thin new drywall over it, especially when the old surface is badly damaged. Either way, the room is sealed with plastic, floors and furniture are covered, and the dust is controlled, which is why removal pairs so well with a remodel that is already replacing floors and paint.

## What Changes in Southwest Florida?
A large share of the homes in Bonita Springs, Naples and Fort Myers Beach went up in the 1970s and 1980s, when acoustic ceiling texture was standard, and some of those products contained asbestos. You cannot tell by looking, so we have a sample tested by a lab before work starts. If it comes back positive, a licensed asbestos abatement contractor removes it under the applicable state and federal rules, and only then do our crews finish the ceiling. Condo associations often have their own requirements for this work, so we include the test result in the approval package.

Humidity changes the schedule more than the method. Joint compound dries slowly in muggy air, so we keep the air conditioning running and allow proper drying time between skim coats instead of rushing to paint. Many owners here are seasonal, which works in their favor: a ceiling project done while the house is empty for the summer means no living around plastic sheeting. Removing texture on its own rarely needs a permit, but it is usually part of a broader remodel that does, and we handle those permits.

### How much does popcorn ceiling removal cost?
It depends on square footage, ceiling height, whether the texture is painted, the asbestos test result and how much drywall repair the ceiling needs. ### Does my popcorn ceiling have asbestos?
Only a lab test can tell you. Acoustic texture applied before the mid-1980s is the most likely to contain it, and homes from that era are common across Southwest Florida. ### Can you remove a popcorn ceiling while I live in the house?
Yes, room by room, with plastic containment and covered floors, but it is disruptive and dusty work. Most owners prefer to schedule it while they are away or as part of a larger remodel, when the furniture is already moved and the floors are about to be replaced.
