Bonita Springs has a long list of gated communities, from golf clubs and 55-plus neighborhoods to waterfront enclaves and condo complexes. Each one adds a layer between you and a finished kitchen or bathroom: the homeowners' association, often an architectural review committee, and sometimes a neighborhood or condo board under a master association. Those approvals run before or alongside the City of Bonita Springs building permit. This page explains how HOA and ARC review usually affects a kitchen or bathroom remodel, what boards tend to ask for, and how to plan the timeline so the gate does not slow the project.

## Gated Community Bathroom Remodel

Most associations care less about what happens inside your bathroom than about how the work affects neighbors and common areas. Interior-only changes such as new tile, a vanity or a shower conversion may need only notice and contractor registration. A new window, a relocated exhaust vent, or a change to an exterior wall triggers architectural review, with drawings, product specifications and color samples. Condo associations go further, since plumbing in one unit can affect the unit below, and many require approval for any change to drains or waterproofing. Single-family homes outside condo regimes usually face the lightest review for interior bathroom work.

Paperwork is predictable once you know it. Boards commonly ask for the contractor's license, a certificate of insurance naming the association, a scope of work, and the expected start and finish dates. Gate access lists, approved work hours, dumpster placement and parking rules round it out. Some communities limit noisy work during season or on weekends. We collect these requirements at the free LiDAR scan, prepare the submission with you, and build the review period into the schedule so demolition does not start before approval arrives.

Bathroom remodels at Gated Community start from $18,500 per bath.

## Gated Community Kitchen Remodel

Kitchen remodels raise a few extra association questions. Venting a new range hood outside changes the exterior and goes through ARC review. Removing a wall may need an engineer's letter, and in condos it can also require the association's sign-off on structure. Large deliveries of cabinets and slabs have to be scheduled with the gate, and in condo buildings with the management office for elevator and loading-zone use. Planning those details early prevents a truck from being turned away on install day. Gas line work for a new range may also need its own permit from the city.

Builder-grade finishes are common across Bonita Springs gated communities built in the same decades, which is why so many owners are remodeling now. Associations rarely restrict interior style, so cabinet color, counters and appliances are your call. What they watch is the process: clean job sites, contained dust, respectful hours and a finished project on the promised date. Our photo-real 3D render and scan-based measurements shorten the time crews spend on site, which neighbors and boards appreciate. Our crews leave the site broom-clean each day and protect floors and driveways along the delivery path.

Kitchen remodels at Gated Community start from $25,500.
