The short answer
A condo bathroom remodel follows the same design steps as a house, with two major limits: plumbing is stacked, so toilets, drains and showers usually stay close to their current locations, and every leak becomes your downstairs neighbor's problem, so waterproofing has to be done perfectly. Association approval, insurance certificates, working hours and elevator rules come before demolition. Tub-to-shower conversions are the most common project, and the timeline includes the approval wait as well as construction.

## What Can You Change in a Condo Bathroom?
Almost everything above the floor can change: vanities, tile, glass, lighting, mirrors, fixtures and storage. What usually cannot move far are the drains. Condo plumbing runs in vertical stacks through every unit, and the floor is a structural concrete slab, often post-tensioned, so coring new holes or trenching for drains requires engineering, scanning and board approval if it is allowed at all. Most remodels keep the toilet and shower drain where they are and rework everything around them.

A tub-to-shower conversion is the most requested change. The tub comes out, a shower pan or mortar bed with a full waterproofing membrane goes in over the existing drain location, and glass replaces the curtain. A completely curbless shower is often impractical because the slab cannot be lowered, so a low curb or a slightly raised floor is the usual solution. Waterproofing is flood tested before tile, and many associations want documentation. Sound-rated underlayment may be required under new hard flooring. Valves, exhaust fans and electrical upgrades still need permits, and licensed trades may be mandated by the condo documents.

| Item | Typical condo rule or limit | What it means for your remodel |
| ---- | --------------------------- | ------------------------------ |
| Drain locations | Tied to stacked plumbing | Fixtures usually stay near current spots |
| Floor slab | Structural concrete, often post-tensioned | Coring or trenching needs approval and scanning |
| Waterproofing | Leaks affect units below | Full membrane, flood test before tile |
| Flooring | Sound-rated underlayment often required | Check the association's rating requirement |
| Approvals | Board or manager review, insurance certificate | Submit before scheduling demolition |
| Work rules | Set hours, elevator reservations, debris rules | Affects daily schedule and timeline |

## What Do Condo Remodels in Southwest Florida Require?
Buildings from Bonita Beach to Naples each have their own rules, and they matter as much as the design. Most associations require an application with scope and drawings, a certificate of insurance naming the association, proof of a licensed contractor and sometimes a deposit. Work hours are often limited to weekdays, elevator use must be reserved and padded, and some buildings restrict noisy work during peak season. Permits from Lee County, the City of Bonita Springs, Collier County or the City of Naples cover plumbing and electrical work.

Many unit owners are seasonal, which is useful: a bathroom can be remodeled over the summer while you are away, but the approval package should be filed in spring so work can start on time. Water shutoffs to a stack may need coordination with the building and advance notice to neighbors. Humidity is a constant in coastal high-rises, so a properly ducted exhaust fan matters, and the membrane must extend fully under and behind the tile. Because the timeline includes board review and building logistics, condo baths typically take longer from contract to finish than the same bath in a house.

## Condo Bathroom Questions

### Can I move the toilet or shower in a condo bathroom?
Usually only a short distance, if at all. Condo drains connect to vertical stacks through a concrete slab, and moving them often means coring or trenching that requires engineering, scanning and board approval. Most remodels keep fixtures in their existing locations and redesign around them.

### How long does a condo bathroom remodel take?
Construction itself is often a few weeks, but association review, permits and building scheduling add time before work begins. Restricted work hours and elevator reservations can also stretch the schedule. Planning the approval package early is the best way to keep things moving.

### Can I convert my condo tub into a walk-in shower?
In most buildings, yes. The shower is built over the existing drain with a full waterproofing membrane and glass enclosure. Because the slab usually cannot be lowered, a low curb or slightly raised floor is typical. The association should review the plan first.
