We walk your home, identify the best candidate room or space for your specialty room, and discuss how you want to use it. We assess technical feasibility — ventilation routing for cigar rooms, cooling for wine rooms, structural provisions for theaters — before recommending any scope. We pull your community’s comp data and advise on which specialty room adds the most value for your specific Bonita Springs or Naples neighborhood. No commitment at this stage.

We scan the proposed space with millimeter precision and build a full photo-realistic 3D render of the finished room — every material, every fixture, every lighting scene in exact detail. For theaters, seating clearances are modeled. For billiards rooms, table clearances are verified. For wine rooms, racking configuration is shown by bottle count. You see and approve every detail before we pull a permit or place an order.

Showroom Material Selection + Fixed-Price Contract
Visit our Bonita Springs showroom at 28280 Old 41 Rd #3 and select stone surfaces, cabinetry, tile, and finish materials in person. Once every selection is confirmed, we produce the fixed-price contract covering every trade, every material, every permit fee. The number you sign is the number you pay — no change orders for conditions we should have assessed before quoting.

Permits + Technical Systems + Materials Ordered
All Lee County permits pulled before work begins. Technical systems — cooling units, ventilation systems, steam generators, AV infrastructure — ordered and delivery dates confirmed. Custom millwork and cabinetry ordered with lead times built into the project schedule. All materials confirmed before demo begins so the build never stalls mid-construction waiting on a backordered component.

Build + System Commissioning + Final Walkthrough
Every trade coordinated and sequenced. All systems commissioned and tested — wine room climate verified at 55°F, steam generator output confirmed, cigar room ventilation verified, AV systems calibrated to the room. Final walkthrough reviews every surface and every system against the approved 3D design. We don’t close the job until the room performs and looks exactly as designed.

What’s the difference between a home theater and a media room?
A home theater is a dedicated, single-purpose room optimized exclusively for cinematic viewing — with full acoustic treatment, tiered seating for clear sightlines from every position, complete light control, and Dolby Atmos surround sound. Every element is specified to maximize the audio-visual experience at the expense of everyday flexibility. A media room is a multi-purpose space designed for everyday entertainment use — movies, sports, gaming — with integrated AV technology and comfortable seating, but without the full acoustic and structural investment of a dedicated theater. Both have a place depending on lifestyle, budget, and available space.
Does a cigar room require special ventilation in Bonita Springs?
Yes — this is non-negotiable. Standard home HVAC is not sufficient for a cigar room. A dedicated negative-pressure ventilation system must remove smoke from the room continuously and exhaust it to the building exterior, while maintaining the 65–70% relative humidity that cigars require in storage. We engineer the ventilation system specifically for each room based on volume, anticipated occupancy, and existing HVAC infrastructure. Getting the ventilation wrong means a room that smells like an ashtray. Getting it right means a room that functions perfectly as both a lounge and a humidor year-round.
What does a climate-controlled wine cellar require in Florida?
A proper wine cellar in Florida requires a dedicated cooling unit — not a standard HVAC vent — maintaining 55°F at 60–70% relative humidity. Full six-surface insulation and vapor barrier construction is required before any finish material is applied. An airtight door with magnetic seal. In Florida where exterior temperatures regularly exceed 90°F, the thermal load on the cooling system is more demanding than in most U.S. markets — which is why we specify and install the climate system as part of every wine room build and commission it at target conditions before closing the job.
Do specialty rooms require permits in Lee and Collier County?
Most specialty rooms involve electrical upgrades, HVAC modifications, or structural changes that require Lee or Collier County permits. A sauna room requires an electrical permit. A wine cellar requires mechanical work. A home theater requires electrical and low-voltage permits. A cigar room requires a ventilation permit.
