Custom Home Theater — Bonita Springs FL

A Dedicated Cinema Room
Designed From the Ground Up.

A true home theater is fundamentally different from a media room — it is a dedicated, acoustically isolated room designed from the ground up for cinematic immersion. The room geometry is optimized for sound distribution. The walls, ceiling, and floor are treated to eliminate reflections and contain sound. The seating is tiered so every row has an unobstructed view of the screen. The projection system and screen are sized to fill the visual field. The audio system is calibrated to the room. Nothing is compromised for everyday use — this room is built for one thing and built perfectly for it.

In Bonita Springs’ luxury communities, a dedicated home theater is the entertainment amenity that most clearly signals the level of investment in a home. Buyers who value this feature recognize it immediately and price it into their offers. It is also the space that creates the most lasting impression during showings — a truly excellent home theater is remembered long after the rest of the tour has faded.

Every home theater starts with a free LiDAR scan and a photo-realistic 3D render showing every element of the finished room — screen, seating positions, acoustic treatments, custom millwork, and lighting scenes — before we pull a permit or place an order. Fixed-price contract. The number you sign is the number you pay.

What Every Home Theater Includes

Every System. Every Surface.
Optimized for Cinema.

4K Laser Projection + Acoustically Transparent Screen
4K laser projector — JVC, Sony, or Barco — sized to the room throw distance for a 120”–160” image. Acoustically transparent woven screen material allowing center channel and left/right speakers to be positioned behind the screen rather than beside it — creating a more immersive audio experience with sound appearing to come from the image itself. Motorized masking system adjusting aspect ratio for 2.39:1 scope content and 1.78:1 HDTV.
Dolby Atmos Surround Sound
Full Dolby Atmos 7.1.4 surround sound — seven surround speakers, one subwoofer (or dual subwoofers for premium scopes), and four overhead Atmos speakers creating a three-dimensional sound field with height cues. All speakers positioned to the room geometry using acoustic modeling. AV processor calibrated to the room using room correction software with measurement microphone. Speaker placement and levels verified against Dolby Cinema reference standard before final walkthrough.
Full Acoustic Isolation + Treatment
Acoustic isolation prevents theater sound from disturbing the rest of the home — and prevents HVAC noise from entering the theater. Decoupled wall and ceiling construction using resilient channels or isolation clips. Mass-loaded vinyl on walls and ceiling. Acoustic door with airtight seal. Inside the room: broadband absorption panels at reflection points, ceiling cloud, rear wall diffusion, and bass traps at low-frequency accumulation corners. Treatment designed to achieve RT60 reverberation times consistent with THX and Dolby Cinema standards.
Tiered Seating Platform
Raised rear seating platform — typically 12”–18” riser — ensuring every seat has an unobstructed view of the screen. Custom home theater seating in leather or performance fabric with power recline, powered headrests, lighted cupholders, and in-arm storage. Row lighting at floor level for safe movement when the room is dark. Every seating position modeled in 3D for viewing angle and sightline verification before the riser is framed.
Custom Millwork + Star Ceiling
Fabric-wrapped acoustic panels integrated into custom millwork columns and ceiling coffers — treatment that performs acoustically while contributing to the visual design of the room. Star ceiling system — fiber optic strands in the ceiling field creating a starfield effect programmable for different intensities and colors. Side wall cove lighting on dimmer scenes. Aisle lighting at floor level. All lighting on smart control with cinema scene presets.
Smart Control + Bar Area
Savant or Control4 control system — one-touch “Movie” scene powers on projector, audio system, dims lighting to cinema level, and sets thermostat to viewing temperature. App and universal remote control. Concession or bar area at the rear of the room — mini refrigerator, popcorn maker station, and custom cabinetry. All AV cabling in conduit for future upgrade access without opening walls.
How It Works

From First Consultation
to First Screening.

01
Free Home Theater Consultation
We walk your home, assess candidate rooms — bonus rooms, basement-level spaces, converted bedrooms — and discuss your viewing habits and the level of performance you want to achieve. We advise on which theater scope fits your space and your community’s buyer expectations. No commitment at this stage.
02
Free LiDAR Scan + 3D Theater Design
We scan the proposed room and build a full photo-realistic 3D render — screen position, seating layout, riser geometry, acoustic panel placement, millwork, star ceiling, and lighting scenes in exact proportion. Every seat’s viewing angle is modeled. Speaker positions are calculated to the room geometry. You approve every detail before we order anything.
03
System Specification + Fixed-Price Contract
Every projector, speaker, processor, and control component specified by model number before the fixed-price contract is signed. Custom seating specified by manufacturer, model, and configuration. All millwork materials and finishes specified. One fixed number — every trade, every material, every permit fee. The number you sign is the number you pay.
04
Permits + Acoustic Construction + Equipment Ordered
All Lee County permits pulled. Acoustic isolation construction completed — decoupled walls, ceiling, and door — before any finish work begins. All AV cabling run in conduit. Equipment ordered with delivery coordinated to the build schedule. Custom seating has 8–12 week lead times — ordered at contract signing.
05
Install + Calibration + First Screening
Projection, audio, acoustic treatment, millwork, seating, and lighting installed. AV system calibrated to the room using measurement software — speaker levels, distances, EQ, and image geometry verified. Smart control scenes programmed. Final walkthrough and private first screening. We don’t close the job until the theater performs to specification and looks exactly as designed.

Common Questions

Home Theater Bonita Springs
FAQ

What size room do I need for a dedicated home theater in Bonita Springs?
A functional two-row home theater requires a minimum room footprint of approximately 15 feet wide by 22 feet deep. A single-row theater with generous seating and a large screen works in a room as small as 13 feet wide by 18 feet deep. Ceiling height of 9 feet minimum — 10 feet preferred — is needed for overhead Atmos speaker placement and a tiered seating riser without a compressed feeling. We assess candidate rooms during the free consultation and model every seat’s viewing angle and speaker placement in the 3D render before recommending a scope.
What is Dolby Atmos and why does it matter in a home theater?
Dolby Atmos is an object-based surround sound format that adds height channels to traditional surround sound — sound moves in three dimensions including above the listener, not just around them at ear level. In a properly equipped home theater, Atmos creates the sensation of being inside the film rather than watching it. Overhead speakers — mounted in the ceiling or angled up from the front and rear positions — reproduce height cues that make helicopters fly overhead, rain fall from above, and ambient sound surround you completely. It requires both Atmos-encoded content and an Atmos-capable AV processor and amplifier.
What is acoustic isolation and why does a home theater need it?
Acoustic isolation prevents sound from the theater traveling to the rest of the home — and prevents noise from the home (HVAC, foot traffic, conversation) from entering the theater. A home theater operating at reference level produces significant low-frequency energy that travels through building structure as vibration. Decoupled wall and ceiling construction using resilient channels breaks the structural connection, preventing that vibration from radiating through adjacent rooms. An airtight acoustic door prevents sound transmission through the doorway. Isolation is what allows a home theater to operate at full volume without disturbing the rest of the household.
What is an acoustically transparent screen?
An acoustically transparent (AT) screen is a woven projection screen material that allows sound to pass through it — enabling the left, center, and right main speakers to be positioned directly behind the screen rather than to the sides of it. This is the configuration used in commercial cinemas and creates a more immersive experience because dialogue and on-screen sound effects appear to come from exactly where the action is on screen. AT screens use a fine woven weave that is invisible to the projector beam at standard viewing distances and do not measurably degrade image quality when properly implemented.
Does a home theater require permits in Bonita Springs?
Yes — any home theater build involving new electrical circuits for projection, audio, lighting, and HVAC modifications, as well as structural work for acoustic isolation construction and riser framing, requires Lee County permits. We handle every permit application and every required inspection as part of the fixed-price contract. All construction is completed by licensed trades and inspected before we proceed to finish work.
What is the difference between a dedicated home theater and a premium media room?
A home theater is a single-purpose room designed and built exclusively for cinematic experience — acoustic isolation, tiered seating, full Atmos surround, projector and screen, no windows or ambient light sources. A media room is a flexible everyday space that accommodates multiple uses — streaming, gaming, family gathering — with a large display rather than a projector, surround sound, and smart lighting but without acoustic isolation or dedicated seating rows. Both are excellent depending on your lifestyle — a theater for the dedicated cinema experience, a media room for daily use versatility.
