Waterside I is the first of the Bay Beach towers, a ten-story building at 4198 Bay Beach Lane completed in 1997 at the gated south end of Fort Myers Beach. Its residences range from two-bedroom, two-bath plans of about 1,224 square feet to three-bedroom homes near 1,640 square feet, and many face Estero Bay and the morning sun. A two-bedroom here closed at $612,500 in July 2026. Recent listings report that the building has finished its post-Ian recovery and passed inspections, so owners are now turning to the rooms that still show their 1997 roots.

## Waterside I Bathroom Remodel

A typical Waterside I primary bathroom still has the layout it was built with: double sinks on a long vanity, a soaking tub, and a separate shower. Owners most often give up the tub to widen the shower, then add a frameless glass panel, a linear drain where the slab allows it, large-format porcelain tile, and a new vanity with a quartz top. The guest bathroom usually gets a tub-to-shower conversion or a fresh tub surround, new fixtures, and better lighting, so both rooms match. Heated floors and a comfort-height toilet are common add-ons for owners who spend the winter months here.

Every change goes through the Waterside I association before work begins, and contractors follow its rules for elevator use, work hours, and protecting common hallways. Because the building sits on Estero Island, permits are pulled through the Town of Fort Myers Beach, and in flood zones the town measures work against FEMA's 50 percent substantial-improvement threshold. Moving a drain in a concrete tower means coring and engineering review, so we confirm plumbing locations during the free LiDAR scan before any design is final.

Bathroom remodels at Waterside I start from $14,500 per bath.

## Waterside I Kitchen Remodel

Kitchens in Waterside I were delivered with closed walls and oak cabinetry, and some owners have since added granite and stainless appliances. More recent updates in the building have gone further, with white shaker cabinets and a brighter, contemporary look. The change owners notice most is opening part of the wall between kitchen and living room so the cook can see the bay. When that wall carries no structure or building risers, it can often come out, letting a peninsula or breakfast bar replace the old pass-through.

Material choices here should stand up to salt air and seasonal use. We favor quartz or quartzite tops, plywood cabinet boxes with soft-close hardware, LED under-cabinet lighting, and appliances sized to the existing openings so wiring and venting stay put. Your scan becomes a photo-real 3D render, so you can judge the finished kitchen against the bay-facing windows before anything is ordered. Countertops are templated from the same scan, which keeps trips up the elevator few and install days short. You approve the design, the render and the fixed price before demolition is scheduled.

Kitchen remodels at Waterside I start from $30,000.

## Why Waterside I Owners Choose Cutting Edge

Cutting Edge Kitchen & Bath works out of a 4,000-square-foot showroom at 28280 Old 41 Road in Bonita Springs, a short drive north over the Big Carlos Pass bridge to Bay Beach. Owners in Waterside I, one of the three Waterside towers, can compare cabinetry, slab and tile samples there in person. We have completed more than 500 Southwest Florida remodels and earned Best of Houzz nine times. Each job begins with a free LiDAR scan and 3D render, is covered by one fixed-price contract, and is built by our own crews, who manage the association paperwork and Town permits for you.
