Park Shore Tower is the 20-story beachfront building at 4251 Gulf Shore Boulevard North, completed in 1985 by Trafalgar Developers of Florida. Its 75 residences sit four to a floor and run from about 2,100 to 2,600 square feet, in two-bedroom, two-and-a-half-bath and three-bedroom, three-bath plans. Recent sales have ranged from about $1.5 million to $2.8 million. After four decades, many units still carry kitchens and bathrooms from earlier renovations or even the original build, which makes this one of the Park Shore buildings where a full interior remodel pays off most. Here is how that work goes, bathroom first.

## Park Shore Tower Bathroom Remodel

A Park Shore Tower bathroom from the 1980s or 1990s usually has a tub-shower combination, a built-in vanity with a cultured marble top, and tile that stops short of the ceiling. Owners replacing it typically convert the tub to a walk-in shower with a low or zero threshold, run porcelain or stone to the ceiling, add a floating vanity with drawers, and switch to LED lighting and a quiet exhaust fan. In the three-bath plans, the second and third baths are often done in the same project so the residence is finished in one round of building work.

Original plumbing is the hidden issue in a building this age. Cast iron drains and older supply lines behind the walls are often replaced while the room is open, and in a concrete tower any change to a drain location means coring the slab, which the association will want reviewed. Elevator bookings, contractor insurance, work hours and dumpster placement are set by the building, and sound-control underlayment under new tile protects the owner below. We work through these items during the free LiDAR scan so the schedule is realistic from the start.

Bathroom remodels at Park Shore Tower start from $31,000 per bath.

## Park Shore Tower Kitchen Remodel

Kitchens in Park Shore Tower were designed when the kitchen was a closed workroom. Today's owners want it open to the living area and the Gulf view. Where the structure allows, we remove or shorten walls, add a peninsula or island with seating, and replace soffits with full-height cabinetry. Quartz or quartzite tops, a slab backsplash, a cooktop that meets building rules, a panel-ready dishwasher and under-cabinet lighting make up the usual specification.

Opening a wall in a 1985 high-rise is a structural and mechanical question as much as a design one. Columns, shear walls and risers can sit inside walls that look easy to remove, so the LiDAR scan and the building's drawings come first. The scan then becomes a photo-real 3D render, and cabinets and countertops are built to its measurements. That keeps elevator trips and noisy days to a minimum, which matters to neighbors in a building with only four residences per floor. Before demolition, we confirm with management which ventilation options are allowed, since older towers often restrict how a range hood can exhaust, and the answer affects the cooktop and hood you choose.

Kitchen remodels at Park Shore Tower start from $61,000.
