Most plans offer three bedrooms plus a den or four bedrooms, with three and a half to four baths and about 3,280 square feet under air, and recent listings have been in the mid-$3 million range. Kitchens were delivered with Wolf and Sub-Zero appliances, gas cooktops and butler's pantries. After several years of use, owners tend to replace the developer tile and vanity tops with something more personal: large-format stone-look porcelain or marble, a floating vanity with a vanity-length mirror, a frameless glass enclosure, and modern trim. Some remove the soaking tub entirely to enlarge the shower. Others keep the tub but replace it with a freestanding model and add a window-facing seat. Lighting is often the most noticeable fix, swapping overhead cans for layered sconces and an LED mirror. Removing a tub or enlarging a shower in a concrete tower takes planning. What dates them is the original selection: cabinet colors, quartz patterns and lighting chosen in 2017 and 2018. Owners updating now usually ask for new door fronts or full cabinet replacement, quartzite or marble counters with a full-height backsplash, a reworked butler's pantry with a beverage fridge and glass uppers, and dimmable layered lighting. Some owners open the butler's pantry further to the kitchen or add a second dishwasher there for entertaining.
