Spring Run is a golf-inclusive community of about 300 acres inside The Brooks in Estero, developed by The Bonita Bay Group with homes built by Pulte. It mixes single-family homes, coach homes and condominiums, and golf membership on the Gordon Lewis course comes with ownership. Homes currently listed were built between 1999 and 2002, run about 1,200 to 1,800 square feet and are priced from roughly $310,000 to $770,000. With original Pulte finishes now over two decades old, many Spring Run kitchens and baths are due. This page shows how to plan both.

## Spring Run Bathroom Remodel

Most Spring Run homes on the market are two-bedroom, two-bath plans, and the second bath often doubles as a guest and pool bath. Original Pulte bathrooms usually have a single-piece fiberglass tub or shower, a laminate or cultured-marble top and a plate mirror. Owners replace the fiberglass with a tiled walk-in shower, choose a vanity with drawers and a quartz top, and add a recessed medicine cabinet for storage in the smaller rooms. In the three-bedroom homes, the primary bath can usually take a larger shower by removing the original tub, and a second sink fits where a single vanity once stood. Brushed-nickel or matte-black fixtures and a lighter tile palette replace the brass and almond tones common in homes from this era.

In Spring Run's condominium buildings, the condo association reviews the scope and confirms quiet hours, and upstairs units need an acoustic underlayment under new floor tile. Single-family owners have more freedom to move fixtures, though anything visible from outside goes to the association. The Brooks' gate system requires contractor registration. We record the existing plumbing during the free LiDAR scan and design around it unless moving it clearly improves the room, which the 3D render lets you judge.

Bathroom remodels at Spring Run start from $12,000 per bath.

## Spring Run Kitchen Remodel

Pulte kitchens from this period tend to have a soffit, a small pantry closet and a peninsula separating the kitchen from the family room. Owners in Spring Run commonly remove the soffit to install taller cabinets, convert the closet into a pull-out pantry wall and widen the peninsula into a seating counter. Quartz counters, an undermount sink and a tile backsplash replace laminate and four-inch splash. In the coach homes and condos, the layouts are smaller, so the work is mostly cabinets and counters within the existing footprint. Single-family homes in Spring Run sometimes have room to remove the wall between kitchen and dining area for a fully open plan.

For smaller kitchens, cabinet planning makes the biggest difference: corner pull-outs, drawer bases instead of doors, and a microwave drawer to clear counter space. Lighting moves from a single fixture to recessed cans and under-cabinet LEDs. Appliances are sized to the new cabinet layout, and the render shows the kitchen from the family room so finishes work with your floors. Materials are staged in the garage or driveway as the association allows, keeping your home usable during the project.

Kitchen remodels at Spring Run start from $18,000.
