The short answer
A shower leak usually comes from one of three places: failed grout or caulk, a leaking valve or supply line inside the wall, or a failed shower pan under the tile. Grout and caulk can be repaired. A pan leak is different, because the waterproof layer sits beneath the tile and mortar bed, so fixing it means removing the floor and often the lower walls. Signs include loose or darkening tile, stained baseboards outside the shower, musty odors and swollen trim.

## How Do You Know the Shower Pan Has Failed?
Start by ruling out the easy causes. Water that escapes past a worn door sweep or splashes over a low curb can mimic a leak, and cracked caulk at the corners lets water behind the tile. If the problem continues after those are fixed, look for tile that sounds hollow when tapped, grout that stays dark long after showering, efflorescence or white crust in the joints, and flooring outside the shower that discolors or lifts. A plumber can pressure-test the valve and supply lines, and a flood test of the pan itself shows whether water drops over a day or two.

Older showers built with a mortar bed over a vinyl or lead liner fail when the liner cracks, was punctured during installation, or was never sloped to the drain, so water sits underneath and slowly saturates the mortar. Surface sealers and regrouting cannot reach that layer. Modern construction uses a sloped pre-pan, a bonded waterproof membrane and a drain designed to connect to it, then a flood test before any tile goes down. That approach is what we use on every rebuild.

| Symptom | Likely cause | Usual fix |
| ------- | ------------ | --------- |
| Water on floor outside shower only during use | Door seal, splash, low curb | Adjust glass, replace sweep, reset curb |
| Cracked caulk or missing grout | Surface joints worn | Regrout and recaulk with proper sealant |
| Wet wall behind valve | Valve or supply line leak | Open wall from behind, repair plumbing |
| Dark grout that never dries | Water trapped under tile | Investigate pan; often needs rebuild |
| Stained or swollen baseboards nearby | Pan or curb leaking into slab and walls | Remove floor, replace pan, dry out framing |
| Musty odor and mold on adjacent wall | Long-term hidden leak | Rebuild shower and treat affected materials |

## Why Do Leaks Behave Differently in Florida Slab Homes?
Most Southwest Florida houses sit on a concrete slab, so there is no ceiling below to show a stain. Water from a failed pan travels sideways through the mortar bed and slab surface into the next room, the closet or the bottom of drywall, and owners often first notice it as lifting floor tile, peeling baseboard paint or a smell in the hall. Our humidity slows drying, which means mold can grow inside the wall long before anything is visible. That is also why a patch rarely holds: the wet material stays wet.

In most cases, once the pan has failed, rebuilding the shower costs less over time than repeated repairs plus damage to flooring, cabinetry and drywall. A rebuild is also the chance to replace a worn valve, widen the opening or go curbless. In condos, a leak can reach the unit below, so associations often require prompt repair and documentation. Plumbing work typically needs a permit from the City of Bonita Springs, Lee County, Collier County or the City of Naples. Seasonal owners should have showers checked before leaving for the summer.

## Shower Leak Questions

### Can a leaking shower pan be repaired without removing tile?
Rarely in a lasting way. Sealers and grout repairs work on the surface, while the pan liner sits under the tile and mortar. If testing confirms the pan is leaking, the reliable fix is removing the floor, replacing the pan and waterproofing, and retiling.

### How do I test whether my shower pan is leaking?
Block the drain, fill the shower floor with an inch or so of water, mark the level, and wait a day without using it. A noticeable drop suggests the pan or drain connection is leaking. A plumber can also test the valve and supply lines separately.

### Is it cheaper to repair or replace a leaking shower?
Grout and caulk fixes are inexpensive. Once the pan itself has failed, replacing the shower is usually the cheaper path overall, because repeated patches leave water in the slab and walls, damaging flooring, trim and cabinets nearby.

## Leaky Showers Rebuilt by Cutting Edge
Most leaking showers we see were tiled beautifully over waterproofing that was never done right. Cutting Edge Kitchen & Bath rebuilds them from the slab up: sloped pre-pan, bonded membrane, matched drain and a flood test before tile. As a licensed Florida general contractor, we also repair damaged framing, drywall and flooring next to the shower in the same contract. A free LiDAR scan and photo-real render let you upgrade the design while you are at it. Based in Bonita Springs, our team has completed more than 500 Southwest Florida remodels and earned nine Best of Houzz awards.
