Salerno is a 19-story building at 8930 Bay Colony Drive, completed in 2000 with 69 residences and no more than four per floor. Most homes start near 2,600 square feet, and the two-story penthouses exceed 5,200 square feet beneath 20-foot ceilings. Depending on the stack, windows face the Gulf of Mexico, Clam Pass or the city. Recent sales of three-bedroom plans ranged from about $2.65 million to $3.75 million, while a penthouse was listed near $8.5 million. A quarter century in, many Salerno kitchens and bathrooms are original. Here is how a remodel comes together.

## Salerno Bathroom Remodel

Salerno bathrooms were finished at the turn of the millennium, an era of polished granite, raised-panel vanities and tub-shower combinations in guest rooms. Owners updating now favor quieter materials: honed stone or porcelain slabs on shower walls, a floating vanity with integrated lighting, and a frameless glass enclosure with a linear drain. In three-bedroom, three-bath plans, converting one guest tub into a walk-in shower is a frequent request, while keeping a tub elsewhere for resale. A dedicated linen tower, a heated towel bar and a bench inside the shower round out most primary bath plans we draw for the building.

The penthouses present a different job. Two stories of living space mean bathrooms on separate levels, more square footage per bath and room for a spa-style primary suite with a steam shower. In any Salerno unit, the condominium association sets the rules for contractors, hours, elevator use and floor underlayment, and concrete coring for a relocated drain needs approval. We work through those requirements up front and file Collier County permits once the association signs off, so the schedule holds.

## Salerno Kitchen Remodel

Kitchens at Salerno were built when the island was becoming standard, so many already have one, often alongside granite counters and wood cabinetry. The bones are good, which lets owners focus on visible upgrades: new cabinetry in a modern profile, a quartzite waterfall island, a full-height backsplash, and an appliance package with a steam oven or column refrigeration. Lighting is often the biggest surprise, since recessed cans placed in 2000 rarely light the counters well. Under-cabinet strips, toe-kick lights and pendants over the island are usually part of the plan, all wired to dimmers so the room shifts from cooking to evening.

Views drive the design. In units looking toward Clam Pass or the Gulf, we keep upper cabinets off the window wall and move storage into a tall pantry wall instead. In penthouses, the double-height space calls for a hood and pendants scaled to the ceiling.
