The short answer
Renovation cost per square foot is a rough way to compare projects, but it misleads more often than it helps. The number swings widely depending on whether the work is a light cosmetic update, a mid-level remodel of kitchens and baths, or a full gut with walls moved and systems replaced. Kitchens and bathrooms cost far more per foot than bedrooms, so the mix of rooms changes the average. A scope-based estimate from a site scan gives a far more reliable figure than any per-foot shortcut.

## Why Do Per-Square-Foot Numbers Vary So Much?
Square footage measures the house, not the work. A light renovation of paint, flooring, lighting and fixtures touches every room but very little inside the walls, so the per-foot figure stays modest. A mid-level project replaces the kitchen and baths, which pack cabinets, plumbing, tile and appliances into small areas and raise the average sharply. A full gut renovation takes rooms to the studs or block, moves walls, rewires, replumbs and often replaces the air conditioning, which pushes costs to the top of the range.

Two homes with the same square footage can land very far apart. One with a small kitchen, two baths and an open plan will cost less than one with a large kitchen, four baths and many corners. Engineering, structural beams, permits and impact windows add costs that do not scale with area. Finish selections also stretch the range: porcelain versus natural stone, semi-custom versus custom cabinets, and builder-grade versus designer fixtures. That is why contractors quote by scope and room, then divide by area only for comparison.

| Renovation level | Typical scope | Relative cost per sq ft |
| ---------------- | ------------- | ----------------------- |
| Light | Paint, flooring, lighting, fixtures, hardware | Lowest |
| Mid-level | New kitchen and baths, flooring, trim, some electrical | Moderate to high |
| Full gut | Walls moved, new systems, kitchen, baths, windows | Highest |
| Kitchen or bath alone | Cabinets, tile, plumbing, appliances in a small area | Very high per foot, low total area |

## What Changes the Math in Southwest Florida?
Local conditions add line items you will not see in national averages. Moving walls in a block home can mean engineered beams and sealed drawings. Replacing windows or sliders brings impact-rated glass under wind code. Older homes in flood zones face the FEMA 50 percent rule, which compares the cost of improvements to the structure's value and can trigger elevation or floodproofing if the line is crossed, so the per-foot figure for a large renovation must be tested against that threshold first.

Condo and HOA approvals, work hours and material storage rules also add time and cost. Permitting with Lee County, the City of Bonita Springs, Collier County or the City of Naples is required for structural, plumbing, electrical and mechanical work. Seasonal schedules matter, since many owners want work done over the summer, which concentrates demand. The practical approach is to scan the home, define each room's scope, price it item by item, and only then look at the per-foot number as a check. Ask any contractor to show the room-by-room breakdown behind their figure; if they cannot, the number is a guess.

## Renovation Cost Questions

### How do I estimate my renovation cost per square foot?
List the work room by room, price the kitchen and baths separately, then add the whole-house items like flooring, paint, electrical and windows. Divide the total by the square footage only to compare with other projects. A contractor scan and scope gives a more accurate total than any online average.

### Why is my kitchen so expensive per square foot?
Kitchens put cabinets, countertops, appliances, plumbing, electrical and ventilation into a small footprint. Bathrooms do the same with tile and waterproofing. Those rooms cost several times more per foot than bedrooms or living rooms, which is why they drive most renovation budgets.

### Does remodeling cost per square foot include permits and design?
It depends on who quotes it. Some per-foot figures include only construction, leaving out design, engineering, permits, and appliances. Always ask what is included. A fixed-price contract should spell out design, permits, materials and labor so you can compare quotes fairly.

## Why Owners Get a Real Number From Cutting Edge
Per-foot estimates hide what matters, so we price the work itself. Cutting Edge Kitchen & Bath is a licensed Florida general contractor in Bonita Springs with nine Best of Houzz awards and more than 500 Southwest Florida remodels, many of them whole-home projects for owners across Lee and Collier counties. Our free LiDAR scan measures every room, a photo-real 3D render shows the finished plan, and our 4,000-square-foot showroom lets you choose materials before pricing is set.
