Marco Island is its own city, and kitchen and bathroom permits come from the City of Marco Island Building Services Division at 1310 San Marco Road, not from Collier County. Applications are filed online, and the division can be reached at (239) 389-5059. A cosmetic refresh may need nothing, but moving plumbing, adding circuits, changing a gas line or altering walls does. Condo units have their own application with extra drawings, and work in a flood zone brings federal rules into the picture. This page walks through what a typical island kitchen or bathroom permit involves, so you know what to expect before demolition.

## Marco Island Bathroom Remodel

A bathroom remodel triggers a permit once it goes past surface finishes. Relocating a toilet or shower drain, adding a vanity circuit or exhaust fan, or taking out a wall all require one, and inspections follow the work in stages before a final inspection closes the permit. In condo buildings, the city's multi-family remodel application asks for a scope of work, the unit floor plan with the work area marked, existing and proposed layouts if anything moves, and a building plan showing any floor penetrations. Single-family homes use a simpler residential application, but the trigger points for a permit are the same.

Penetrations matter because a new drain through a concrete slab can breach a fire-rated assembly, so the city asks for UL listings for the rated walls and penetration seals. If the scope disturbs the structure, an engineer's affidavit is required. Owner and contractor affidavits are notarized, a Notice of Commencement is recorded and posted before the first inspection, and each unit with its own folio number needs its own permit. Starting without approval is expensive: the city's application warns that the permit fee is quadrupled.

Bathroom remodels at Marco Island start from $23,000 per bath.

## Marco Island Kitchen Remodel

Kitchens follow the same logic. Swapping an appliance in the same spot with the same fuel generally does not need a permit, but a new kitchen typically involves building, plumbing, electrical and mechanical permits. A new gas range location, a dedicated circuit for an induction cooktop, a relocated sink on an island, or a range hood vented through an exterior wall all count. Exterior changes like new vents can also fall under deed restrictions, which the Marco Island Civic Association handles. Electrical subcontractors must be listed on the application with their license numbers.

Flood rules are the other piece. Much of Marco Island lies in a FEMA special flood hazard area, and when improvements to a home below current flood elevation reach 50 percent of the structure's market value, the whole building may have to be brought up to code. A kitchen and bathroom remodel alone rarely hits that line, but combined with storm repairs it can. We review cost against that threshold early, so your project stays inside it or is planned around it from the start. Keeping invoices and the signed contract organized also makes any later substantial improvement review straightforward.

Kitchen remodels at Marco Island start from $35,000.

## Why Marco Island Owners Choose Cutting Edge

Cutting Edge Kitchen & Bath is a design-build remodeler based in Bonita Springs, with a 4,000-square-foot showroom at 28280 Old 41 Road. We have completed more than 500 Southwest Florida remodels and earned Best of Houzz nine times, and we handle permit drawings, affidavits and inspection scheduling as part of the job. The process starts with a free LiDAR scan, whose measurements feed both the 3D render and the floor plans a Marco Island application needs. You sign one fixed-price contract, our own crews build it, and the permit is closed out at final inspection.
