The short answer
The cost of a bedroom or primary suite addition depends less on square footage than on what the new space contains and how it connects to the house. A plain bedroom is mostly foundation, block or framed walls, roof, windows and finishes. A primary suite adds a full bath, a walk-in closet and the plumbing, electrical and air conditioning to serve them, so it costs more per square foot. Site conditions, flood elevation, the roof tie-in and engineering for Florida wind code also move the number significantly.

## What Goes Into a Primary Suite Addition?
Every addition starts with design and engineering: sealed drawings, a site survey, a foundation design for local soil and a structural plan that meets current wind-load requirements. Then comes the shell, which in Southwest Florida is usually a slab-on-grade foundation, concrete block or framed walls with tie-downs, roof trusses, impact-rated windows and doors, and a roof that has to blend into the existing one without creating a valley that traps water. The tie-in is where much of the skill shows, because the new rooms should look like they were always there.

Inside, a bedroom alone needs electrical, lighting, air conditioning and finishes. A primary suite adds a bathroom with its own drains, venting and waterproofing, a closet system and often a larger air conditioning load, which may mean a new or upsized system. Bathrooms are the most expensive square footage in any home, so the size of the bath relative to the bedroom has a big effect on overall cost. Finish level, from tile and fixtures to cabinetry and lighting, is the last major variable.

| Cost driver | Why it matters |
| ----------- | -------------- |
| Size and footprint | More area means more foundation, roof and finish, though per-foot cost often drops as size grows |
| Bath and closet scope | Plumbing, waterproofing and fixtures make baths the costliest rooms |
| Roof tie-in | Complex rooflines and matching tile or metal raise labor |
| Flood elevation | Additions in flood zones may need to be built higher than the existing floor |
| Engineering and permits | Sealed drawings, wind-load design and county or city review |
| Mechanical systems | Extending or upsizing air conditioning, electrical service and plumbing |
| Finish level | Tile, fixtures, cabinetry and lighting choices |

## What Changes in Southwest Florida?
Flood rules shape many additions here. If your home sits in a FEMA special flood hazard area, new construction generally has to meet current flood elevation requirements, and if the home is older and below today's base flood elevation, the cost of the work is compared against the building's value under the FEMA 50 percent rule. Crossing that line can require bringing the whole house into compliance. Lee County, the City of Bonita Springs, Collier County and the City of Naples each review this, so we check flood zone and elevation before design begins.

Wind code is the other constant: tie-downs, impact glazing and roof connections are engineered for the high wind zones along the coast. Setbacks and lot coverage limits decide how far you can build, and most communities with homeowner associations require architectural approval of the plans, materials and roof color. Sandy soil usually supports a standard slab, but the engineer may call for soil testing. Because permitting and approvals take time, many seasonal owners start design in spring so construction can run over the summer while they are away.

## Bedroom Addition Questions

### Is it cheaper to add a bedroom or convert existing space?
Converting a garage, den or bonus room is usually far less expensive because the foundation, walls and roof already exist. An addition makes sense when there is no space to give up, or when a new primary suite with its own bath and closet will add more value than reshuffling rooms.

### How long does a primary suite addition take?
Design, engineering, HOA approval and permitting often take a few months before construction starts. Building time depends on size and scope, from foundation through finishes. Your schedule should be set once drawings are approved and the permit is in hand, not before.

### Does a master suite addition need a permit?
Yes. Any addition needs a building permit with sealed plans, plus separate trade permits for plumbing, electrical and mechanical work. In flood zones, the review includes elevation requirements. A licensed general contractor should pull the permits and coordinate inspections.
