Remodeling a kitchen or bathroom on Fort Myers Beach means working through the Town of Fort Myers Beach, not Lee County. The town runs its own building division on Estero Island, takes applications through the iWorQ online portal and enforces FEMA's 50% substantial-improvement rule during plan review. Since July 1, 2023, contractors working in the town must hold a state license from the Florida DBPR, and Lee County licenses are no longer accepted. This page walks through what the town asks for on an interior remodel, how flood rules affect the scope, and how we prepare the file so permits move without delays.

## Fort Myers Beach Bathroom Remodel

A bathroom remodel that changes plumbing, electrical or walls needs a permit. The town's interior remodel checklist asks for a detailed scope of work and the location of every plumbing and electrical change. Floor plans are required only when the layout moves, and signed and sealed drawings from a Florida-certified design professional are needed only if structural parts are involved. Most jobs also call for a Repair/Improvement Cost Form with owner and contractor affidavits, a line-item breakdown of materials and labor, backup for each line and signed bids for any subcontractor work.

That cost form exists because of the 50% rule. In the Special Flood Hazard Area, the town compares the cost of improvements with the value of the structure, and its example application uses a Lee County Property Appraiser valuation letter for that comparison. Fort Myers Beach also counts all permits obtained in the past five years. Cross the line and the whole building must meet current flood requirements. A bathroom plan that seems modest can tip an older home over when added to earlier storm repairs, so we review your permit history before setting the scope.

Bathroom remodels at Fort Myers Beach start from $18,500 per bath.

## Fort Myers Beach Kitchen Remodel

Kitchen permits follow the same path. Moving a sink, adding circuits for new appliances or relocating a range hood all appear in the scope and on the drawings. Replacing cabinets and counters in place with no plumbing or electrical changes is simpler, but the cost still goes on the cost form and toward the five-year total. Condo owners have two more rules to know: the town requires licensed contractors for condo units, and exterior work, such as a new vent through an outside wall, needs association approval first. Appliance swaps that need new gas or electrical lines also fall under the permit.

Once a permit is issued, a recorded Notice of Commencement must be posted on site and proof filed with the town before the first inspection, or the permit goes on inspection hold. Subcontractor confirmation forms are due before inspections can be scheduled, and the first inspection must happen within six months of issuance. Inspections are requested in iWorQ with the permit number and an emailed access code. We manage these steps, keep the approved plans and permit board on the job, and book each inspection so the work keeps moving.

Kitchen remodels at Fort Myers Beach start from $27,000.
