The short answer
Removing a wall to open up a floor plan starts with one question: is the wall load-bearing? A non-bearing partition can usually come out with patching and rerouted wiring. A load-bearing wall needs an engineer to design a beam and posts that carry the load down to proper footings, plus a permit and inspections. Cost depends on the beam type and span, what runs inside the wall, how much ceiling and floor need patching, and whether flooring has to be replaced to blend.

## How Do You Know if a Wall Is Load-Bearing?
Clues help, but they are not proof. Walls that run perpendicular to the ceiling joists or trusses above, walls near the center of the house, walls that sit directly under another wall on an upper floor and walls with a beam or girder truss resting on them are often bearing. In many Florida homes with engineered roof trusses that span wall to wall, interior walls carry little or no roof load, but some support a girder truss or a point load. The only reliable answer comes from looking in the attic and having an engineer review the truss drawings or framing.

If the wall is bearing, the engineer specifies a beam, usually engineered lumber such as LVL or a steel beam, sized for the span and load. A dropped beam hangs below the ceiling and is simpler, while a flush beam sits in the ceiling plane for a cleaner look but takes more work. Posts at each end carry the load to the slab, which may need a new footing. Electrical, plumbing vents and HVAC ducts inside the wall must be rerouted, and the ceiling, walls and floor are patched to finish.

| Factor | Non-bearing wall | Load-bearing wall |
| ------ | ---------------- | ----------------- |
| Engineering | Usually not needed | Engineer designs beam, posts and footings |
| Permit | Often needed if wiring or plumbing changes | Required, with sealed structural drawings |
| Support | None after removal | LVL or steel beam with posts to footings |
| Beam style | Not applicable | Dropped beam, or flush beam in the ceiling |
| Utilities | Reroute outlets and switches | Reroute wiring, vents, ducts and plumbing |
| Finish work | Patch ceiling, walls and floor | Same, plus finishing the beam and posts |

## What Changes When You Open a Plan in Southwest Florida?
Many Bonita Springs and Naples homes built in the 1980s and 1990s have closed kitchens, formal dining rooms and long hallways that owners want to open toward the lanai. These houses are typically concrete block exterior walls with wood-truss roofs, and Florida's wind code requires roof structures to resist uplift as well as gravity loads. When a wall that supports a girder truss comes out, the new beam and its connections have to carry those forces too, which the engineer accounts for in sealed drawings.

The floor is often the surprise. Slab-on-grade homes have tile laid wall to wall, and removing a wall leaves a strip of bare concrete where the wall stood. Matching discontinued tile is rarely possible, so many owners replace flooring through the newly opened space. Structural work requires permits and inspections from Lee County, the City of Bonita Springs, Collier County or the City of Naples. Condo walls between units or along corridors are usually off limits, and interior wall changes need association approval. Whole-home remodels on this site keep walls in place, so wall removal is handled as part of a full renovation.

## Wall Removal Questions

### How much does it cost to remove a load-bearing wall?
It depends on the span and load, which set the beam size and type; whether a flush or dropped beam is used; new footings; what utilities must be rerouted; and how much drywall and flooring need patching or replacing. Engineering and permit fees add to it. We price it after a free scan and engineering review.

### Can I remove a load-bearing wall myself?
It is not something to do without an engineer, a permit and temporary shoring. A load-bearing wall carries weight from the roof or floor above, and removing it without a properly sized beam and posts can cause sagging, cracking or structural failure.

### How long does removing a wall take?
The physical removal and beam installation often take a few days to a couple of weeks, but engineering, permitting and inspections add time before and during the work. Flooring replacement and finishes through the opened space extend the schedule.
