The short answer
Enclosing a patio or lanai can mean two different projects. The simpler one adds acrylic or vinyl panels to create a covered, weather-protected room that is still not air-conditioned. The bigger one converts the lanai into real living space with insulated walls and roof, impact-rated windows and doors, electrical and air conditioning. That second version is construction under a building permit, and cost depends mostly on the slab, the roof structure, the glazing and how you will cool the room.

## What Does Enclosing a Lanai Involve?
Start with what is already there. A lanai under the main roof, with a concrete slab and the house walls on two or three sides, is the best candidate because the structure is mostly in place. A screen cage with an aluminum frame is different: it is designed for wind to pass through the screen, so it generally cannot simply be glazed. Solid panels change the wind load, and the frame usually has to be replaced with a properly engineered wall.

For conditioned space, the slab is checked for footings that can carry new walls and for height, since lanai slabs often sit lower than the house and slope toward the yard for drainage. The roof framing needs insulation and a finished ceiling. New walls get impact windows or sliders, exterior finish that matches the house, outlets and lighting to code, and cooling, usually a ductless mini-split or an extension of the home's system if it has the capacity. Each of those decisions moves the price, which is why we design the room before quoting it.

| | Acrylic or vinyl panel enclosure | Full conversion to living space |
| --- | -------------------------------- | ------------------------------- |
| Purpose | Keep out rain, pollen and bugs | Add year-round, air-conditioned square footage |
| Glazing | Acrylic or vinyl panels in a frame | Impact-rated windows and doors |
| Insulation | None | Insulated walls and roof or ceiling |
| Cooling | Not designed for AC | Mini-split or tie-in to the home's system |
| Floor | Existing slab as is | Slab checked, leveled and finished to match the house |
| Permit | Usually required | Required, with engineered plans |
| Relative cost | Lower | Higher, similar to a small addition |

## What Changes in Southwest Florida?
Wind and water decide most of it. Any new exterior wall, window or door has to meet the Florida Building Code's wind-load requirements, and impact-rated openings also save you from storing and hanging shutters. Flood elevation matters just as much. If your home sits in a FEMA flood zone and the lanai slab is below the required elevation, enclosing it as living space may not be allowed, and if the home is already below that elevation, the FEMA 50 percent rule limits how much improvement can be made before the whole house must be brought into compliance.

We check flood maps and elevation first, then handle permits with Lee County, the City of Bonita Springs or Collier County, depending on the address. Most HOAs require architectural review for exterior changes, and they often specify window style, frame color and roof details. Think about what you give up, too. A screened lanai is often what sold the house, so many owners enclose part of it and keep a screened section facing the pool. Seasonal owners also like that an enclosed room can be closed up and kept dry while they are away.

## Lanai Enclosure Questions

### How much does a patio enclosure cost?
It depends on which type you build. Acrylic panel enclosures cost far less than a full conversion, which adds insulation, impact glass, electrical, finishes and air conditioning. Slab condition, roof structure, opening sizes and flood elevation drive the final number. We scan the space for free and price the design under one fixed contract.

### Can I put glass on my existing screen enclosure?
Usually not. Aluminum screen cages are engineered for wind passing through the screen. Adding glass or solid panels increases the wind load the frame and anchors must carry. In most cases the cage portion is replaced with a new engineered wall or a properly designed enclosure system.

### Does an enclosed lanai count as square footage?
When it is permitted, insulated, finished and conditioned like the rest of the house, it is generally treated as living area, which can matter for appraisal and resale. An unconditioned panel enclosure is usually not counted. Your appraiser and county property records make the final call.
