Imperial Shores is a non-gated neighborhood of single-family homes along the Imperial River in Bonita Springs. Its houses span the 1950s to brand-new construction, with two to five bedrooms and anywhere from about 1,100 to more than 5,000 square feet on lots that range from narrow to oversized. Many waterfront homes have private docks with boat access to the Gulf, and many have pools. Recent sales ran from about $510,000 to $2.3 million, while current listings reach nearly $5 million, with a median ask near $1.2 million. Remodels here range from careful updates to full transformations.

## Imperial Shores Bathroom Remodel

An older house in Imperial Shores might have one small hall bath with a tub and a tiny primary bath, while a new build has a spa-style primary suite. Owners of older homes often expand the primary bath into an adjacent closet or bedroom to create a walk-in shower, double vanity and private toilet room. Newer homes typically get finish upgrades: natural stone or large-format porcelain, a freestanding tub, heated floors and custom vanities. Pool homes benefit from a durable pool bath with an exterior door and slip-resistant tile. Newer homes rarely need layout changes.

Riverfront properties come with flood rules. Waterfront lots along the Imperial River are typically in FEMA flood zones, and the City of Bonita Springs compares remodel costs with the home's value under the 50 percent substantial-improvement rule. For an older home on a valuable lot, the structure's own value can be modest, which makes that threshold easy to cross. We review this before design starts so the plan fits the rule. Interior work in a non-gated neighborhood skips the association approval common in condos, but city permits still apply.

Bathroom remodels at Imperial Shores start from $24,000 per bath.

## Imperial Shores Kitchen Remodel

Kitchen projects in Imperial Shores follow the age of the house. In a 1960s or 1970s home, the kitchen is usually closed off, and owners want walls removed so they can see the river and pool from the stove. In newer homes, the request is a higher level of finish: custom cabinetry, a large quartzite island, a pro-style range, a second dishwasher and a walk-in pantry. Many owners also connect the kitchen to an outdoor cooking area near the dock or pool deck. Waterfront owners often add a beverage center or wet bar facing the pool.

Opening walls in older Florida homes means checking roof loads, electrical capacity and any plumbing in those walls, and the city requires permits for the structural, electrical and plumbing changes. Because the flood-zone calculation can shape how much work is practical, we build the plan and the cost together. A free LiDAR scan captures the existing house, and a photo-real 3D render shows the new kitchen in context with the river view. Once you approve, cabinets and stone are ordered to the scan's dimensions. Our crews then build it as approved.

Kitchen remodels at Imperial Shores start from $36,000.
