The short answer
A good home renovation checklist runs in order: set goals and budget, measure and design, confirm HOA or condo rules, get engineering and permits, finalize every selection, plan where you will live, then build in the right sequence. Most delays come from decisions made late, such as tile or appliances chosen after work starts, or approvals filed after demolition. Locking down design, selections and paperwork before construction is the single best way to protect your schedule and price.

## What Belongs on a Home Renovation Checklist?
Planning comes first. Write down what is not working in the house and what you want it to do, then set a realistic budget with a contingency for hidden conditions. Measure the existing house accurately, decide which walls, rooms and systems will change, and work through a design until you can see it. Structural changes need an engineer, and almost all renovations that touch structure, plumbing, electrical or HVAC need permits. If you live in an HOA community or condo, the approval package goes in early because boards often meet monthly.

Selections are next, and they should be finished before demolition: cabinets, countertops, tile, flooring, plumbing fixtures, lighting, appliances, paint and hardware. Long-lead items like custom cabinets, windows and some appliances can take weeks to arrive. Then plan daily life: will you stay in the house or not, where you will cook and shower, and where furniture goes. Construction follows a sequence that rarely changes: demolition, structural work, rough plumbing, electrical and HVAC, inspections, insulation and drywall, cabinets and tile, countertops, finish trades, final inspections and punch list.

| Phase | Key tasks | Who handles it |
| ----- | --------- | -------------- |
| 1. Goals and budget | Wish list, priorities, budget and contingency | Homeowner with designer |
| 2. Measure and design | Existing conditions, layout, 3D design | Designer, scan and render |
| 3. Approvals | HOA or condo board package, engineering | Contractor and engineer |
| 4. Permits | Building, electrical, plumbing, mechanical | Licensed general contractor |
| 5. Selections | Cabinets, stone, tile, fixtures, appliances | Homeowner in the showroom |
| 6. Living plan | Stay or move out, storage, pets, temporary kitchen | Homeowner |
| 7. Construction | Demo, rough-ins, inspections, finishes | Contractor's crews |
| 8. Closeout | Final inspections, punch list, warranty | Contractor and homeowner |

## What Should You Add for a Southwest Florida Renovation?
Check your flood zone early. If your home is in a FEMA special flood hazard area, the 50 percent rule generally means that when improvement costs reach half the structure's market value, the entire house must be brought up to current flood standards, which can include elevation. Lee County, the City of Bonita Springs, Collier County and the City of Naples all apply it, and it shapes scope and budget before design begins.

Timing is the other local factor. Many owners are seasonal, so planning in spring and building through summer while you are away is common, but hurricane season runs June through November, and materials, dumpsters and open walls need a storm plan. Impact window and door replacements must meet Florida Building Code wind requirements. Condo renovations involve elevator reservations, working hours, certificates of insurance and contractor rules from the association. Gated communities may require contractor registration and vehicle passes. Adding these items to your checklist up front avoids work stopping midway while paperwork catches up, and it gives you a realistic finish date before you sign.

## Renovation Checklist Questions

### What should be done first in a home renovation?
Decide goals and budget, then measure and design before anything else. Design drives engineering, permits, approvals and the materials order. Demolition should be one of the last steps to start, after selections are final and approvals are in hand.

### What is the right order for renovating a house?
Structure first, then rough plumbing, electrical and HVAC, followed by inspections, insulation and drywall. Cabinets, tile and flooring come next, then countertops, finish plumbing and electrical, paint, final inspections and the punch list. Skipping ahead usually means redoing work.

### Can I live in my house during a renovation?
Sometimes. If the work is staged and one bathroom and basic kitchen stay usable, many owners stay. Whole-house projects with structural work, flooring throughout or major dust usually go faster and cost less if you move out or schedule the work while away for the season.
