The short answer
Converting a garage into a bedroom means turning unconditioned storage into habitable space that meets building code: an emergency escape window, insulation, air conditioning, a finished floor and proper ceiling height, plus smoke and carbon monoxide alarms. The garage door opening is usually filled in with a wall and window. Many owners add a closet and a bathroom to create a guest suite. In Southwest Florida, flood elevation, HOA rules and parking requirements can decide whether the conversion is allowed at all.

## What Does a Garage-to-Bedroom Conversion Involve?
The building code treats a bedroom as a sleeping room, and that comes with requirements. It needs an emergency escape and rescue opening, typically a window with at least 5.7 square feet of clear opening (5 square feet at grade), a minimum 20-inch width and 24-inch height, and a sill no higher than 44 inches. Habitable rooms generally need a ceiling height of at least 7 feet. Smoke alarms are required in sleeping rooms, and carbon monoxide alarms are needed where there are fuel-burning appliances or an attached garage.

Construction follows a familiar sequence. The garage door opening is framed or built in with block, finished to match the exterior and fitted with a window. Walls and ceiling get insulation and drywall. Garage slabs often sit lower than the house floor and slope toward the door, so the floor is leveled and raised to meet the interior. The space needs cooling, either a ductless mini-split or an extension of the house system if capacity allows. A closet, a bathroom with new plumbing, and the door from the house complete the suite.

| Requirement | Typical standard | What it means in a garage |
| ----------- | ---------------- | ------------------------- |
| Emergency escape opening | 5.7 sq ft clear (5.0 at grade), 20 in wide, 24 in high, sill 44 in max | New window, often in the old door opening |
| Ceiling height | At least 7 ft for habitable rooms | Usually fine in garages, check beams |
| Floor | Level, finished, insulated where needed | Raise and level the sloped slab |
| Cooling | Conditioned habitable space | Mini-split or extended ducted system |
| Alarms | Smoke alarm, CO alarm where required | Interconnected with the house where required |
| Bathroom (optional) | Permitted plumbing and venting | Cut slab for drains to the main line |

## What Changes in Southwest Florida?
Flood elevation is the biggest variable. Many garages here sit below the base flood elevation that the living areas were built to, which is fine for parking but not for a bedroom. In a FEMA flood zone, converting the garage to habitable space may require raising the floor to the required elevation, and if the work is part of a large renovation, the FEMA 50 percent rule can apply to the entire house. We check the flood zone and elevation certificate before design begins so there are no surprises at permit review.

Wind code applies to the new wall and window. The infill must be engineered for local wind loads, and the window must be impact-rated or protected because Southwest Florida is in a wind-borne debris region. Many HOAs in Bonita Springs, Estero and Naples restrict garage conversions or require the exterior to still look like a garage, and some communities require a minimum number of covered parking spaces. Permits go through Lee County, the City of Bonita Springs, Collier County or the City of Naples, depending on the address.

## Garage Bedroom Questions

### Does a garage bedroom need a closet?
Building codes generally do not require a closet for a room to be a bedroom, but buyers and appraisers in many markets expect one. Adding a closet is usually inexpensive during a conversion and helps the room function and market as a true bedroom.

### Do I need a permit to convert my garage into a bedroom?
Yes. Converting a garage to habitable space changes the use of the area and involves structural, electrical, mechanical and often plumbing work, all of which require permits and inspections. Unpermitted conversions can cause problems with insurance and resale.

### Can I keep the garage door on a converted garage?
Some owners do, especially when an HOA requires the exterior to look unchanged. The door then becomes a facade with a framed, insulated wall behind it. The bedroom still needs a code-compliant escape window elsewhere in the room.
