It publishes the Declaration of General Covenants and Restrictions, by-laws, Design Review (DRC) Guidelines and Foundation Rules & Regulations. A separate Community Development District runs the gate houses and maintains lakes, landscaping and water management. Each of the 26 named neighborhoods adds its own association on top. Single-family neighborhoods usually ask less, but Collier County permits still apply to plumbing and electrical changes. Gate access is the other practical piece. The Community Development District manages the gates, so installers, delivery trucks and dumpster haulers need to be expected before they arrive. The Foundation Rules & Regulations were last updated in September 2025, and current copies are posted with the Foundation's forms, so we work from the latest version.
