The short answer
A Florida room addition is a bright, fully enclosed living space, usually built off the back of the house where a patio or lanai used to be, with walls of windows and air conditioning so it is used year-round. A true Florida room is built like the rest of the home: a permitted foundation, a roof tied into the existing structure, impact-rated windows and doors, and insulation. That is what separates it from a screen room or a lightweight sunroom kit, and it is what drives the cost.

## How Is a Florida Room Different From a Sunroom?
A screen room is the simplest: an aluminum frame with screen panels over an existing slab, open to the weather and not air-conditioned. A sunroom is often a prefabricated glass or aluminum enclosure that may or may not be insulated, and many are treated as accessory structures rather than true living space. A Florida room is built as an addition to the house itself. It shares the home's roofline or ties into it, uses framed or block walls with large window openings, and is cooled from the main system or a dedicated mini-split.

Building one starts with the slab. An existing patio slab is rarely thick enough or at the right elevation, so new or reinforced footings and a new slab are common. The roof is next: matching the existing pitch and shingle or tile, and tying the framing in so it sheds hurricane rain without leaks. Then come the windows, electrical, ceiling fans, flooring and drywall. Cost depends on size, whether any of the existing slab can be reused, the roof type and the number and size of impact windows.

| | Screen room | Sunroom kit | Florida room addition |
| --- | ----------- | ----------- | --------------------- |
| Structure | Aluminum frame and screens | Prefabricated glass or aluminum panels | Built addition matching the house |
| Air-conditioned | No | Sometimes | Yes |
| Openings | Screens only | Glass panels, ratings vary | Impact-rated windows and doors |
| Roof | Aluminum or insulated panel | Panel or glass roof | Tied into the main roof |
| Foundation | Often the existing patio slab | Existing or new slab | Engineered footings and slab |
| Use | Fair-weather outdoor room | Varies by product | Year-round living space |

## What Changes Under Florida Building Code?
A Florida room has to meet the same wind-load requirements as the rest of the house. That means engineered connections from the roof to the walls and from the walls to the slab, plus impact-rated glazing or approved shutters in wind-borne debris regions, which cover much of coastal Southwest Florida. Every addition needs a building permit, whether it is reviewed by Lee County, the City of Bonita Springs, Collier County or the City of Naples, and most require engineered drawings.

Flood zones matter too. If your home sits in a FEMA special flood hazard area, the new room's floor may need to be built at the required elevation, and if the existing home is below that level, a large addition can trigger the substantial improvement rule, which applies when the work equals 50 percent or more of the structure's market value. Enclosing an existing lanai is the most popular approach, but many HOAs require architectural approval for any exterior change, including roof and window colors. We review all of this before design.

## Florida Room Questions

### How much does a Florida room addition cost?
It depends mainly on size, the condition of your existing slab, how the roof ties in, how many impact windows you choose and how the room will be cooled. Because each of those varies so much, we scan the space and give one fixed price for your specific design.

### Can I enclose my existing lanai as a Florida room?
Often, yes. The existing slab and roof are evaluated first. Many lanai slabs and screen-enclosure roofs were not built to carry walls and windows, so footings, framing or the roof may need upgrading. The enclosure also needs a permit and usually HOA approval.

### Does a Florida room need a permit?
Yes. A Florida room is an addition, so it needs a building permit, and the plans must show compliance with Florida Building Code wind-load and energy requirements. Electrical and mechanical work are permitted too. As a licensed general contractor, we pull and manage those permits.
