When Hurricane Ian came ashore in Lee County on September 28, 2022, storm surge pushed into Collier County the same day, and many of Park Shore's original single-family homes took water. Some were remodeled, others were sold and torn down, and rebuilding ran through 2023. Park Shore's first houses date to the 1950s and are mostly single-story concrete block, so they sit lower than the raised homes now replacing them. If your Park Shore home flooded, or you want to remodel one that did, the kitchen and bathroom plan has to start with flood rules and building science.

## Park Shore Bathroom Remodel

Flood water ruins more than tile. In a bathroom that took surge water, the vanity box, drywall, insulation and wall cavity behind the shower all need to come out, and the subfloor and slab should dry to a measured moisture level before anything new goes down. When we rebuild, we use cement board or foam backer, a sheet or liquid waterproofing system, porcelain tile, and vanities on legs or wall-hung so a future event does less damage. Outlets can be raised where code and layout allow. Where the threshold allows, a sealed floor drain and a slightly raised curb at the bathroom door add another layer of protection.

Before design, check the money side. Under FEMA's substantial improvement rule, which the City of Naples enforces, if repair or improvement costs reach 50 percent of the building's market value, the whole home must be brought up to current flood elevation standards. That can turn a bathroom remodel into a much larger decision. We document the existing home with a free LiDAR scan, help you understand scope early, and build the bathroom so it works within the raised or retrofitted home that follows.

Bathroom remodels at Park Shore start from $34,000 per bath.

## Park Shore Kitchen Remodel

Kitchens are usually the most expensive room to lose in a flood, because base cabinets, appliances and lower walls all sit in the water line. When we rebuild a Park Shore kitchen after surge damage, we favor materials that tolerate getting wet: plywood or marine-grade cabinet boxes instead of particleboard, sealed cabinet bottoms, toe kicks that come off for drying, and porcelain or stone floors. Appliance choices should allow service access, along with a plan for unplugging and raising small items before a storm. Electrical outlets and appliance connections can be set higher on the wall, keeping more of the kitchen working after a minor flood.

In homes that were raised or are being rebuilt, the kitchen is a chance to plan for the next decade, not just replace what was lost. Owners often add a walk-in pantry, a larger island and an open view to the lanai while the walls are open. Our photo-real 3D render, built from the LiDAR scan, lets you see that kitchen before the cabinets are ordered, and our fixed-price contract means insurance proceeds and your own budget can be matched against one clear number.

Kitchen remodels at Park Shore start from $69,000.
