The short answer
A detached in-law suite or casita is a small separate building on your lot with a bedroom, a bathroom and usually a kitchenette. Whether you can build one depends first on zoning and community rules: setbacks, lot coverage, whether a second dwelling or full kitchen is allowed, and any HOA or deed restrictions. Cost is driven by size, foundation and flood elevation, utility runs for water, sewer or septic and power, and wind-rated construction. It generally costs more than converting space inside the house.

## What Does Building a Detached Casita Involve?
It is a small house, and it is built like one. The process starts with a survey and a site plan showing where the casita can sit within setbacks, followed by architectural and structural drawings, an engineered foundation and a full permit. Construction follows the same sequence as a home: slab, walls, roof, impact-rated windows and doors, then plumbing, electrical and air conditioning, often a ductless mini-split, before insulation, drywall and finishes.

Utilities often decide the budget. Water, sewer and power lines have to be trenched from the main house or the street, and a casita usually gets its own electrical subpanel. On septic, the existing system may need to be evaluated or enlarged for the added bathroom. The interior plan is where independence shows: a private entry, a bathroom designed for aging in place, a kitchenette or kitchen if zoning allows, and a covered porch. Some communities draw a firm line between a guest house without a kitchen and a second dwelling unit with one. Many owners also add a small laundry closet so guests can be fully independent.

| Planning factor | What to check |
| --------------- | ------------- |
| Zoning | Whether a guest house or accessory dwelling is allowed, and kitchen limits |
| HOA and deed restrictions | Many communities restrict or prohibit detached structures |
| Setbacks and lot coverage | Where the building can sit and how big it can be |
| Flood zone | Required floor elevation for new construction |
| Utilities | Water, sewer or septic capacity, electrical service size |
| Wind design | Engineered roof, walls and openings for local wind loads |
| Use and rental rules | Whether the unit may be rented or must stay family use |

## What Changes in Southwest Florida?
Rules differ across short distances. Lee County, the City of Bonita Springs, Collier County and the City of Naples each set their own standards for guest houses and accessory dwellings, and gated communities layer HOA and deed restrictions on top, which often prohibit detached buildings entirely. We check zoning and community documents before design, not after. A new building also has to meet current flood requirements, so in a flood zone the casita floor may need to sit well above the yard, which affects steps, ramps and cost.

Construction has to meet the Florida Building Code's wind requirements, with an engineered roof structure, impact-rated windows and doors and concrete block or properly braced framing. Impact fees and utility connection fees may apply for a new dwelling unit. For families with parents spending winters here, or relatives moving down full time, a detached casita gives real privacy. When the lot, zoning or HOA does not allow one, an attached addition or a conversion of a garage or bedroom wing usually achieves much the same result.

## Detached Casita Questions

### Can I build a casita in my backyard in Florida?
Often, but it depends on your local zoning, your lot and your community. Your county or city decides whether a guest house or accessory dwelling is allowed, how big it can be and where it can sit, and many HOAs restrict detached buildings. We confirm all of that before any design work.

### Can a detached guest house have a full kitchen?
Some zoning rules allow it and others limit a guest house to a kitchenette or no cooking facilities, because a full kitchen can make it a second dwelling unit with different requirements. The answer varies between Lee County, Collier County and the cities, so we check your parcel specifically.

### Is it cheaper to convert a garage or build a casita?
Converting existing space is usually faster and less expensive, because the foundation, roof and most utilities are already there. A detached casita adds a foundation, a new roof, utility trenching and full new construction, but it gives more privacy and keeps the garage. We can price both from the same scan.
