The short answer
With a design-build firm, one company handles design, engineering, permits and construction under a single contract, so pricing is set early and one party answers for the whole result. In the traditional route, you hire a designer or architect first, then put the drawings out to general contractors for bids. That approach lets you compare builders, but it separates design and cost, often leading to redesigns and change orders. Design-build typically moves faster and keeps the budget visible while you design.

## How Do Design-Build and Design-Bid-Build Differ?
In design-bid-build, the homeowner holds two or more contracts. The architect or designer draws the project to your wishes, often without live pricing, and then several general contractors bid on the finished plans. If the bids come back over budget, the drawings go back for changes, and you pay for that time. During construction, questions about the plans travel between the contractor and the designer, and when something conflicts, each side can point at the other.

A design-build firm keeps designers, estimators and builders on the same team. Costs are checked as the design develops, so you choose finishes and layouts knowing what each one adds. Permits, engineering and scheduling run from the same office, and the firm is responsible for both the plans and the work. The tradeoff is that you are not collecting competing bids on identical drawings. To protect yourself, look for a firm that shows detailed scope, a fixed price and a written schedule before you sign. Ask whether the builders are employees or subcontractors, and who supervises them daily.

| | Design-build | Architect + general contractor |
| --- | ------------ | ------------------------------ |
| Contracts | One, with the design-build firm | Separate contracts for design and construction |
| Pricing | Developed alongside the design | Known only after bids on finished plans |
| Accountability | One party for design and build | Split between designer and contractor |
| Timeline | Design and preconstruction overlap | Sequential: design, bid, then build |
| Change orders | Fewer from design gaps | More common when plans and site differ |
| Competitive bids | Not on identical plans | Multiple bids on the same drawings |

## Which Works Better in Southwest Florida?
Remodeling here comes with layers of review that reward one team handling everything. Structural changes must meet Florida Building Code wind requirements, homes in flood zones may face the FEMA 50 percent rule on improvement value, and most communities in Bonita Springs and Naples require HOA or condo architectural approval before a permit is even submitted. Coordinating those steps between a separate designer and builder can add weeks. When one firm owns the drawings and the permit, revisions requested by the county or the association are handled in-house.

Seasonal owners also benefit, because a single contact can send photos and updates while they are away. Permits for Bonita Springs projects go through the City of Bonita Springs, those in unincorporated areas through Lee County, and Naples projects through Collier County or the City of Naples. A licensed Florida general contractor still has to be named on the permit in either model. Our general contracting packages start from $25,500, and we run every project as design-build with one fixed-price contract and one point of contact.

## Design-Build Questions

### Is design-build more expensive?
Not necessarily. You do not get multiple bids on identical plans, but you avoid paying to redesign a project that came in over budget, and you see costs as you make choices. Total cost depends on scope and finishes more than on the delivery method. Ask for a fixed price before construction starts.

### What does a design build contractor do?
A design-build contractor manages the full project: measuring the space, designing it, preparing drawings and engineering, getting HOA and permit approvals, ordering materials and building it with its own crews or managed trades. You sign one contract and work with one team from the first meeting through final inspection.

### Can I bring my own architect to a design-build company?
Some design-build firms will build from outside plans, but you lose part of the benefit because pricing was not developed with the design. If you already have drawings, a design-build company can review them, price them and suggest changes that keep the project on budget.
