The short answer
Remodeling a condo kitchen starts with what the building allows. Most associations require an approval package before work begins, restrict new exterior vents, gas and changes to plumbing risers, and want an engineer's review before any wall comes out. Within those limits, a galley kitchen can open to the living room with a peninsula, gain storage with full-height cabinets and a tall pantry, and use a recirculating hood where ducting outside is not allowed. Space-saving appliances and good lighting finish the job.

## How Do You Open Up a Condo Galley Kitchen?
The wall between a galley kitchen and the living area is the usual target, and whether it can go depends on what is inside it. In concrete buildings, some walls are structural or shear walls that cannot be touched, and others hide plumbing stacks, electrical feeds or ducts that serve other units. We open an inspection hole or review building drawings, then bring in an engineer when needed, before promising a design. Often the answer is a partial opening with a peninsula that keeps the stack in place.

Inside the footprint, every inch counts. Cabinets taken to the ceiling, a pantry pull-out, corner storage that actually works and drawers instead of base doors add storage without adding space. Counter-depth or 24-inch appliances keep walkways clear, and induction cooking suits condos well where gas is unavailable; a hidden InvisaCook cooktop even frees the counter for prep. Concrete ceilings limit recessed lights, so lighting usually comes from a dropped soffit, surface fixtures, pendants and under-cabinet LEDs. Small condo kitchens benefit most from a 3D render first.

| Condo constraint | Common solution |
| ---------------- | --------------- |
| No new exterior vents | Recirculating hood with quality filters |
| Plumbing stacks in walls | Keep sink near the stack, use a peninsula instead of full wall removal |
| Structural or shear walls | Engineer review, partial openings where permitted |
| Concrete ceiling | Soffits, surface fixtures, pendants and under-cabinet lighting |
| No gas service | Induction cooktop or range |
| Small footprint | Ceiling-height cabinets, 24-inch or counter-depth appliances |
| Noise rules for flooring | Sound-rated underlayment approved by the association |

## What Changes in a Southwest Florida Condo?
Paperwork comes before demolition. Associations from Bonita Beach to Olde Naples typically want plans, a certificate of insurance naming the association, licensed trades and a schedule before approving a kitchen remodel, and they set work hours, elevator reservations and where debris can go. Many high-rises have post-tensioned concrete slabs, so drilling or cutting the floor requires scanning and approval. Flooring must meet the building's sound rules, and many associations now ask for leak detection or automatic water shutoff devices under sinks and appliances.

Timing matters too. Board approval can take weeks, so we submit early and plan construction for the quieter summer months, when many seasonal owners are away and buildings are less busy. Water shutoffs for the unit often have to be coordinated with building maintenance. Permits come from the City of Bonita Springs, Lee County, Collier County or the City of Naples depending on location. Owners who are out of state can approve selections from the 3D render and get progress updates while we work. Protected hallways and debris removal routes are often part of the building rules as well.

## Condo Kitchen Questions

### Do I need HOA approval to remodel my condo kitchen?
Almost always. Condo associations usually require a written application with plans, contractor license and insurance information before any work that touches walls, plumbing, electrical or flooring. Some also limit work hours and require elevator reservations. We prepare the approval package as part of the project.

### Can I remove a wall in my condo kitchen?
Sometimes. Interior partitions can often be removed, but structural walls and walls containing shared plumbing stacks or electrical feeds usually cannot. The association will generally want an engineer's review for any wall removal. We investigate the wall before design so the plan reflects what is actually possible.

### How do you remodel a small condo kitchen?
Use height and depth carefully. Run cabinets to the ceiling, add a pantry pull-out, choose counter-depth or 24-inch appliances, and replace base doors with drawers. Opening to the living room with a peninsula, where the building allows, makes the kitchen feel much larger. Good layered lighting helps too.
