A bonus room above the garage can become an office, guest suite, gym, game room or theater, but in Florida it only works if you solve heat first. That means insulating the roof deck or attic and the floor over the garage, sealing air leaks and adding dedicated cooling, usually a ductless mini-split. You also need a code-compliant stair, fire-rated separation from the garage and an emergency escape window if anyone will sleep there.

## How Do You Make a Room Over the Garage Comfortable?
Rooms over garages run hot because heat surrounds them: the roof above, the uncooled garage below and often an attic on each side. Insulation is the fix. Many builders apply spray foam to the underside of the roof deck to bring the attic inside the conditioned envelope, or add dense insulation in the knee walls and ceiling, plus insulation in the floor between the room and the garage. Air sealing at the floor and garage ceiling also keeps car exhaust and garage fumes out of the living space.

Cooling comes next. Extending the home's existing ductwork often leaves the bonus room warmer than the rest of the house, so a ductless mini-split is the usual answer: it cools the room on its own schedule and handles humidity well. Beyond comfort, the room needs enough outlets and lighting and, for a theater or gym, extra circuits. Finishes depend on the use. Carpet or LVP over a quality underlayment softens footfall noise, and acoustic insulation in the walls helps a media room or music space.

## What Changes in a Florida Bonus Room?
Southwest Florida summers push attic temperatures well past outdoor temperatures, which is why an unfinished bonus room is often unusable from May through October. Humidity is the second challenge, since a room that is cooled only part of the day can grow mold behind drywall and in carpet. We size the mini-split for both heat and moisture, insulate the roof assembly properly and air seal the room from the garage. New or replacement windows must meet Florida wind and impact requirements, because much of Lee and Collier counties lies in wind-borne debris regions.

Finishing a bonus room is a permitted project. HOAs rarely object to interior work, but exterior changes such as new windows or a dormer need architectural approval. ### Why is my bonus room over the garage so hot?
It is usually a combination of roof heat, limited insulation, air leaks to the attic or garage, and ductwork that was never sized to reach it. Fixing it means insulating and sealing the roof, walls and floor, then adding dedicated cooling such as a ductless mini-split rather than relying on the main system.

### Can a bonus room above the garage be a bedroom?
Yes, if it meets code for a sleeping room. That includes an emergency escape window of the required size, proper ceiling height, smoke and carbon monoxide alarms, and fire separation from the garage.
