The short answer
An attached in-law suite addition is a new wing built onto the house with a bedroom, an accessible bathroom, a living area or kitchenette, and usually its own exterior entrance plus a connecting door to the main home. It requires engineered plans, a building permit, zoning review for setbacks and lot coverage, and new foundation, roof and utility connections. Cost depends on square footage, the bathroom and kitchenette, flood elevation, roof tie-in and finishes, so a site visit is the starting point.

## What Does an Attached In-Law Suite Include?
Most attached suites run from a few hundred square feet to a small one-bedroom apartment. A typical plan includes a bedroom with a walk-in closet, a bathroom with a curbless shower, wider doorways and grab-bar blocking, a sitting area, and a kitchenette with a sink, small refrigerator and microwave or cooktop. A private entrance gives independence, while an interior door keeps family close. Some owners add a laundry closet or a small patio so the suite works for long stays.

Building an addition is a full construction project. It starts with a survey, zoning check and architectural and structural drawings. Then come a new foundation, block or framed walls, a roof that ties into the existing one, windows and doors, and connections to plumbing, electrical and air conditioning. Whether the existing HVAC and electrical service can carry the extra load is a common question that affects cost. An alternative is converting existing space, such as a garage or bonus room, which skips the new foundation and roof but trades away that space.

| Factor | Simpler scope | More complex scope |
| ------ | ------------- | ------------------ |
| Approach | Convert garage or bonus room | New attached addition |
| Kitchen | Kitchenette with sink and small appliances | Full kitchen with cooktop and oven |
| Bathroom | Shower near existing plumbing | New plumbing run with curbless shower |
| Entrance | Shared with main house | Private exterior entrance |
| Mechanical | Existing AC and electrical service | New mini-split or upgraded service |
| Site | Outside flood zone, ample setbacks | Flood zone elevation or tight lot |

## What Changes in Southwest Florida?
Flood zones shape many additions here. In a FEMA special flood hazard area, a new addition generally must be built at or above the required flood elevation, and if the project value is large compared with the home's value, the 50 percent substantial improvement rule can require bringing the existing house into compliance as well. Checking the flood zone and elevation certificate before design saves surprises. New construction must also meet Florida Building Code wind-load requirements, including impact-rated windows and doors and engineered roof connections.

Zoning and HOA rules come next. Lee County, the City of Bonita Springs, Collier County and the City of Naples each set setbacks, lot coverage and rules on second kitchens or accessory units, so a suite with a full kitchen may face different review than one with a kitchenette. Most HOAs require architectural approval for any exterior change, including matching roof tile and stucco. Tying the new roof into the old one, matching block construction and keeping the main house livable during work are all part of the plan we prepare.

## In-Law Suite Questions

### Do I need a permit to add an in-law suite?
Yes. An attached addition requires engineered drawings, a building permit and inspections for foundation, framing, roofing, plumbing, electrical and mechanical work. Zoning review checks setbacks and lot coverage, and an HOA usually must approve the exterior design before the permit application.

### Can an in-law suite have a full kitchen?
It depends on local zoning. Some jurisdictions treat a suite with a full kitchen as an accessory dwelling unit with extra rules, while a kitchenette may be reviewed more simply. We confirm what your county or city allows before finalizing the plan.

### Is it cheaper to convert a garage than build an addition?
Usually, because a conversion reuses the existing slab, walls and roof. You do lose garage space, and the slab may need to be raised or insulated and the door opening filled. An addition costs more but keeps the garage and lets you design the suite from scratch.
