The short answer
The cost to add a bathroom depends mostly on how far the new room sits from existing plumbing, the choice between a half bath and a full bath, and converting existing space versus building an addition. Bob Vila, citing Angi and HomeAdvisor, reports a national range of roughly $5,000 to $35,000. In Southwest Florida, slab trenching for the drain, venting, permits and flood-zone rules usually decide where a project lands within that range.

## What Does It Take to Add a Bathroom?
Every new bathroom needs three things: a drain with the right slope back to the sewer or septic line, a vent so that drain flows properly, and hot and cold supply lines. A half bath, with just a toilet and sink, fits in roughly 18 to 30 square feet, often a closet, the space under a stair or a corner of a laundry room. A full bath with a shower or tub generally needs at least 35 to 40 square feet, which is why a spare bedroom corner, a large walk-in closet or part of a bonus room is the usual source of space.

Converting space inside the house is almost always cheaper than an addition, because it avoids a new foundation, roof and exterior walls. Costs then follow the plumbing distance, the number of fixtures, the finish level and the electrical work, including a dedicated circuit, lighting and an exhaust fan. If gravity drainage is impossible, an upflush or macerating toilet system can pump waste up to an existing line, though most homeowners prefer a conventional drain when the slab allows it.

| Factor | Lower cost | Higher cost |
| ------ | ---------- | ----------- |
| Bath type | Half bath with toilet and sink | Full bath with walk-in shower or tub |
| Location | Back-to-back with an existing bath or kitchen | Across the house from the nearest drain |
| Space | Converting a closet or spare room | Building a new addition |
| Floor | Access to plumbing without cutting concrete | Concrete slab that must be cut and trenched |
| Finishes | Stock vanity, porcelain tile | Custom vanity, stone, frameless glass |
| Site rules | Outside a flood zone | Flood zone where the 50% rule may apply |

## What Changes the Cost in Southwest Florida?
Most homes in Bonita Springs, Estero and Naples are single-story block construction on a concrete slab, so a new drain usually means saw-cutting the floor, trenching to an existing line, setting the pipe at a steady slope and patching the concrete before tile goes down. The closer the new bathroom sits to existing plumbing, the shorter that trench. Homes on septic may need the system reviewed, and every added bathroom needs plumbing, electrical and building permits from the City of Bonita Springs, Lee County, Collier County or the City of Naples, depending on the address.

Flood zones add another layer. In a FEMA special flood hazard area, if the cost of improvements reaches 50 percent of the structure's market value, the whole home must be brought up to current flood rules, which can mean raising it. A single bathroom rarely triggers that, but it matters when the bath is part of a larger remodel. Condo owners need association approval before touching building drains. Many owners here are seasonal, so we can run the project while you are away and send photo updates.

## Adding a Bathroom Questions

### Does adding a bathroom increase home value?
Adding a bathroom often helps a home sell, especially when it fixes a shortage such as a three-bedroom house with one full bath or a guest room without its own bath. How much value it adds varies by market and neighborhood, so we look at comparable homes in your community during planning rather than promising a set return.

### How much space do I need for a half bath?
A half bath can work in about 18 to 30 square feet, depending on layout. Code sets minimum clearances, including 15 inches from the toilet's centerline to a side wall or obstruction and at least 21 inches of clear space in front. A closet, a stair void or part of a laundry room often provides enough room.

### Do I need a permit to add a bathroom in Lee or Collier County?
Yes. Adding a bathroom involves new plumbing and electrical work, which requires permits and inspections in both counties and in the cities of Bonita Springs and Naples. A licensed contractor pulls the permits, schedules the inspections and closes them out, which also protects you when you sell or insure the home.
