About Vineyards Homes We Remodel

Every Vineyards Kitchen Remodel
Starts Here.

Vineyards is a 1,375-acre master-planned golf and country club community in central Naples, located just east of I-75 between Pine Ridge and Vanderbilt Beach Roads. Founded in 1988 by the Procacci family — originally Philadelphia-based tomato distributors who expanded to Southwest Florida when Antonio’s sons Michael and Joseph fell in love with Naples — the community remains family-owned and financially debt-free. In the club’s 37+ year history, members have never been assessed additional fees, a distinction made possible by the unique builder/developer relationship between Vineyards Development Corporation and its subsidiary Premier Builders.

The community totals 2,719–2,800 homes across 38 gated neighborhoods, with 38 lakes, 32 acres of parks, and two championship 18-hole courses. The North Course (Mark-designed) received Golf Digest national recognition in January 2026. The South Course (originally Bill Amick, former senior PGA tour host) was fully redesigned by Kipp Schulties with work completed December 2023. Amenities center on a 70,000 sqft clubhouse, a new 15,000 sqft Wellness Center & Spa (five-star spa, saltwater lap pool, salt room, smoothie café), 12 Har-Tru tennis courts, 3 gel-cushioned pickleball courts, and 3 bocce courts. The club is non-equity and open to both residents and non-residents.

For kitchen remodels, Vineyards splits by construction era and neighborhood tier. Late-1980s to mid-1990s single-family homes (Valley Oak, Wedgewood, San Rafael) typically need full Mediterranean-to-transitional transformation at Better tier. Late-1990s to 2010s estate neighborhoods (Arbor Glen, Camelot Park, Augusta Falls, Napa Ridge) often scale to Best tier with commissioned cabinetry, book-matched natural stone, and integrated outdoor kitchens matching the golf-estate lifestyle. Coach homes and condos (Avellino Isles, Bellerive, Lalique, Vista Pointe) focus on Good-tier countertop/appliance/lighting modernization. Every remodel coordinates with the sub-association architectural review process plus Vineyards master HOA for exterior-visible changes.

Vineyards Kitchen Remodel FAQs

Vineyards Kitchen Remodel
FAQs.

Do I need Vineyards HOA approval to remodel my kitchen?
Vineyards has a layered structure: Vineyards master HOA plus 38 sub-association HOAs. For interior-only single-family work (Valley Oak, Wedgewood, Arbor Glen, Camelot Park, etc.), sub-association approval typically isn’t required. For coach home and condo units (Avellino Isles, Bellerive, Lalique, Vista Pointe), sub-association approval is required for anything touching shared walls, plumbing stacks, or electrical service. Budget 4–6 weeks.
My Vineyards home is 1992 Valley Oak. Full remodel or partial update?
For a 1992 Valley Oak, full Mediterranean-to-transitional transformation almost always wins on ROI. 33-year-old original kitchens with dark wood cabinetry, ornate moldings, heavy tile, and brass fixtures read distinctly dated against 2010s+ Augusta Falls and Arbor Glen comps. Full Better-tier transformation at $70K–$90K returns 70–76%. Cabinet-only swaps return 50–58%.
What’s the right budget if I’m planning to sell in 3 years?
At Vineyards’ $985K median and a 3-year horizon, Better tier $75K is the sweet spot for 1990s–2000s single-family homes (Valley Oak, Wedgewood, San Rafael, San Miguel). Coach homes and condos (Avellino Isles, Bellerive, Lalique) land at Good tier $32–50K. Arbor Glen, Camelot Park, and Augusta Falls estate homes approaching $2M+ should budget Best tier minimum.
Is Vineyards Country Club membership required?
No — Vineyards Country Club is non-equity and membership is optional for residents. The club is also open to non-residents. For homes where the sellers have prior club membership, a membership transfer can be negotiated at sale. Buyers seeking golf-included living typically pursue this route. Non-equity structure means initiation fees are nonrefundable but dues structures are simpler than equity clubs.
How long does a Vineyards kitchen remodel take from contract to walkthrough?
Good-tier coach home and condo projects: 10–16 weeks. Better-tier single-family projects: 14–22 weeks. Best-tier Arbor Glen / Camelot Park / Augusta Falls estate projects with commissioned cabinetry: 22–32 weeks. Cabinet fabrication alone runs 8–14 weeks for full custom, 14–18 weeks for commissioned European.
Will the 2023–2024 golf course renovations boost my resale?
Yes — both Vineyards courses underwent transformation. The South Course (Kipp Schulties redesign) completed Dec 2023. The North Course just received Golf Digest national recognition in January 2026. These renovations lift Vineyards from mid-range golf to competitive premium golf positioning — material tailwind for 3–5 year resale. A renovated kitchen paired with this course uplift is the strongest Vineyards resale combination available.
Will a kitchen remodel trigger a property tax reassessment?
Florida’s Save Our Homes cap protects homesteaded primary residences from taxable-value increases above 3% per year. An investment or second-home Vineyards property may see a taxable-value adjustment at the next Collier County Property Appraiser cycle, but interior kitchen remodels rarely trigger material reassessment unless square footage is added. Confirm with your CPA.
Is InvisaCook HOA-allowed in Vineyards?
Yes in every Vineyards neighborhood we’ve worked in. InvisaCook is a recessed induction cooktop beneath stone — no exterior venting change, no gas-line modification, no HOA-triggering feature. Particularly well-suited for 1988–2005 era coach homes and condos where gas service is limited or unavailable. We’re Southwest Florida’s exclusive authorized dealer.
